Job Purpose:
This role involves daily travel to provide direct support and management to the occupants. The role requires the Housing Officer to manage their caseload and follow procedures to meet Key Performance Objectives. Monthly inspections of all the properties will be carried out on a month-by-month basis to ensure that all occupants are adhering to the organisation's “codes of conduct” whilst also providing assurances that all the relevant H&S and compliance requirements are being met.
Key Responsibilities:
1. Manage a property portfolio
o Manage a caseload of around 200 properties
o Conduct monthly inspections and report defects as required
o Prepare property for re-occupation after occupants have moved on
o Ensure terminated properties are effectively prepared for hand back to landlord
o Effect minor repairs - this includes and is not limited to fire alarm batteries, CO monitor batteries, bulbs and lock changes.
o Ensure the properties are maintained and compliant according to Health and Safety guidelines and HMO requirements.
o Ensure all noticeboards are up to date in line with company procedures.
2. Supporting the Occupant:
o Carry-out inductions with the Occupant during move ins
o Signpost where necessary to doctors, shops, local charities and Local Authorities
o Ensure SU’s are moved on no later than the last date of rent
o During monthly inspections report any incidents, occupant issues and absconders are handled and reported in line with company procedures.
o Report any Safeguarding concerns immediately in line with the company’s procedures
o Report and handle any Anti-Social Behaviour, escalating where appropriate to your line manager for support.
3. Communication and Liaison:
o Keep up to date with all written and verbal communications (Emails/Messages/Calls)
o Ensure all records are maintained and kept up to date according to company policies and procedures.
o Ensure appropriate property certification / licensing documentation is produced and recorded.
o Liaise closely with Occupants, line manager, team members and other staff within the organisation
o Uphold the organisations values
o Liaise with local support agencies, charities, partners and stakeholders to help develop and maintain professional relations.
4. Manage Key Performance targets:
o Manage own caseload of allocated occupants and properties
o Work toward own and team performance objectives
o Learn, understand and operate within company’s policies and procedures
