We are currently supporting our prestigious client who are looking for a Property Manager to join their well-established company in Shrewsbury. The purpose of the position is to work closely with your portfolio of clients in your territory (which is in the Shropshire and surrounding areas) ensuring that any issues are being discussed and dealt with effectively. This will mean travelling around the area typically 1 day a week out of the office visiting your sites.
Your responsibilities will be:
1. Providing exceptional levels of service to your portfolio of clients
2. Travel to your clients’ sites to conduct a basic inspection and monitor onsite works
3. Ensuring compliance with Health & Safety regulations
4. Preparing, agreeing, and issuing service charge budgets, factoring in previous spend and any work that is potentially due
5. Attending area meetings with key representatives
6. Carrying out periodic inspections of the property and preparing site reports for the client / landlord / residents’ committee / insurance company
7. Maintaining accurate records of Risk Assessments and acting upon the findings
8. Meeting at the property with contractors to ensure contract conditions are adhered to
9. Arranging for the maintenance of common areas under the terms of the lease
10. Ensuring Management Agreements are in place for all clients and developments
11. Preparing budgets for each property within the portfolio and ensuring they are complete and approved two weeks prior to the billing period
12. Liaising with clients / landlords to agree the service charge budget
13. Arranging day-to-day repairs and obtaining quotations for all works costing over £250 prior to commencement
14. Arranging additional items (signs, lights, etc.) required by the development
15. Undertaking routine fire door inspections in managed blocks
16. Arranging maintenance of external and internal decorations
17. Actively seeking new business
18. Supporting in resolving any issues
19. Negotiating on service levels and applicable charges for additional services
To be considered for this exciting opportunity, we are ideally looking for a strong customer service individual who is a great problem solver and can resolve complaints or issues effectively and efficiently. Experience in the property or construction sector, or client account management is advantageous but not essential. You will need excellent communication and negotiating skills and possess good literacy and numeracy. This role is field-based at least 1 – 2 days a week, and you must have a driver’s licence and be flexible on driving to each site within your territory, which is roughly Shropshire and the surrounding locations.
