The Job You’ll Do:
* To actively participate in management meetings, collaborate and work closely with other heads of departments and provide support to the Leadership team in delivering strategic goals, targets and team values.
* To contribute to the strategic planning of the property portfolio.
* To assist the Chief Operating Officer in preparing annual operating budgets for the department, to manage allocated budgets effectively and to deliver financial targets.
* To present facilities matters to the Commercial company board and attend quarterly board meetings.
* To represent the company at any external meetings involving the department on facilities including meetings with tenants and other cultural organisations.
* To deliver a first class facilities management service (including hard and soft services) to all areas of the business and site wide for all users.
* Procure maintenance contracts for building structure, mechanical and electrical systems and any specialist services to achieve a high level of reliability with minimum disruption to tenants.
* To regularly review all hard and soft services contracts in order to achieve best service and value and ensure critical plant is serviced and repaired at appropriate regular intervals.
* To develop good working relations with principal tenants.
* To generate FM income through preventative and reactive works for tenants.
* To be alert to new financial opportunities to deliver facilities services to tenants, other site users and external contacts.
* Monitor repairing and maintenance responsibilities to ensure that any tenanted space and plant and equipment is properly operated and maintained.
* To provide support on the capital renewal plan in terms of valuation, condition of assets, programme of replacement and alternatives to help achieve decarbonisation and improve efficiency.
* To project manage future development and fit out contracts where appropriate, whether for projects by tenants or to support company activities or delivery of the capital renewal plan.
* To assist the Chief Operating Officer in reviewing and managing the service charge accounts and sinking funds for tenants on site.
* Oversee the control room and ensure appropriate cover is provided for the facilities 24 hours a day, 7 days a week, 52 weeks per year
* Ensure that there is appropriate supervisory cover 7 days per week whether through presence on site or on call at weekends and evenings
About You:
* An engineer/technician with experience of mechanical and engineering matters in similar complex sites
* Ability to effectively lead, motivate and manage a facilities team including external contractor management
* Ability to contribute to strategic planning of property portfolio, including plans for renewal of capital assets
* Proven track record in delivering hard and soft facilities services across a diverse property portfolio
* Experience of health and safety facilities management in a senior role.
* Qualified in health and safety to at least IOSH Certificate level
