Our client, who are a leading residential developer, is seeking an experienced and dynamic Commercial Manager to join their team, overseeing a large-scale residential development project in the Epsom region. With demolition works already underway and approval granted to commence the first phase, you will play a pivotal role in delivering 970 homes across four phases. This is a unique opportunity to contribute to a major project and make a significant impact in the industry.
Key Responsibilities:
Lead and manage the commercial aspects of the project, ensuring successful delivery across all phases.
Oversee the financial performance of the project, including budgeting, forecasting, and cost control.
Manage subcontractor relationships, procurement, and contract negotiations.
Ensure compliance with health and safety, legal, and regulatory requirements.
Coordinate with the project team, contractors, and stakeholders to ensure smooth project delivery.
Monitor project progress and provide timely reports to senior management.
Identify and mitigate any commercial risks, ensuring project milestones are met.
Liaise with clients and stakeholders to manage expectations and ensure satisfaction.
Support the management of change orders, claims, and variations.
Contribute to the development of strategies for successful project completion and future opportunities.Qualifications and Experience:
Proven experience as a Commercial Manager or in a similar senior role within the construction and development industry.
Strong experience in managing large residential projects, ideally with experience in phased developments.
A comprehensive understanding of contract management, cost control, and procurement processes.
Excellent leadership, communication, and negotiation skills.
Ability to manage multiple priorities in a fast-paced, deadline-driven environment.
Knowledge of relevant legislation, health and safety regulations, and industry best practices.
A degree in Quantity Surveying, Construction Management, or a related field (preferred).
RICS or equivalent professional qualification (preferred).Benefits:
