It is busy throughout the day from opening, with further customers coming in for drinks after work and later in the evening for bingo and games nights. The site is popular for sports viewing with SKY and TNT, attracting followers of most North West teams. Entertainment is hosted weekly, featuring either a Karaoke DJ or live singer, consistently drawing a good crowd.

This opportunity allows you to run your pub as a self-employed manager. Admiral Taverns covers all running costs, including rates, utilities, stock, and day-to-day expenses, while you take home 18.5% of the net weekly sales, along with all employment costs related to your staff and any council tax and TV license for the residential quarters.

BDM Vision: Derick Cooper, Business Development Manager for the Royal Hotel, is seeking experienced operators who are accustomed to running or managing a community pub. Ideal candidates should be a couple willing to engage with the local community, discussing football and racing with customers while also managing bingo and other events.

Annual Rent: This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance based on the agreed payment terms. Our Business Development Manager may discuss a startup rent, which is discretionary for individual pubs.
Security Deposit: This amount will be held on your account and returned upon exiting the pub based on your final account balance and the property's condition. Our standard deposit is 25% of the headline rent, but we can negotiate a lower deposit for long-term agreements.
Working Capital: This is a recommended amount required for the day-to-day running of the business.
Stock: Valued by an independent valuer on the day you take over the pub, including unbranded glassware, unopened bottles, wines, spirits, and any unopened/opened kegs and cask ale.
Fixtures & Fittings: This includes items that are bolted to the floor or walls and free-standing or hung items, including furniture.
Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training: £350.00 – Before signing a long-term agreement, attendance in our 7 Steps to Sales Success training programme is required.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package covers compliance and statutory obligations for a simple fee, also including full access to e-learning for you and your staff.
