About the Role
As an Estate Operative, you will be responsible for ensuring the smooth day-to-day upkeep of a residential estate. Your duties will include maintaining the quality of internal and external communal areas, carrying out routine maintenance, and delivering excellent customer service to residents and visitors.
Key Responsibilities
* Ensure all communal areas are clean and well-maintained at all times
* Conduct regular site inspections and report faults or maintenance issues to the Development/Estate Manager
* Carry out and oversee minor maintenance tasks, such as adjusting doors, hinges, and handles
* Assist with waste management, ensuring bins are accessible for collection and bin stores are kept clean
* Maintain car parks and cycle storage areas, ensuring they remain clean, secure, and hazard-free
* Support soft landscaping tasks, including watering and leaf/weed removal
* Assist with system testing, including emergency lighting, fire alarms, and water features
* Monitor and understand the operation of Building Management Systems and mechanical/electrical plant equipment
* Ensure all contractors adhere to Health & Safety regulations while on-site
* Provide security by monitoring access, overseeing CCTV, checking visitor IDs, and conducting regular patrols
What We’re Looking For
* Experience in cleaning, gardening, or minor maintenance
* A good standard of education
* A full, clean UK driving licence
* Competency in using a smartphone
* Legal right to work in the UK
* A practical, hands-on approach with skills in maintenance, plumbing, fencing, or small works
* Strong communication and customer service skills when interacting with residents
* A positive and proactive attitude with good problem-solving abilities
