Salary: £35k -£40K + Benefits p.a.
Contract: Permanent, Full Time
Hours: 09:00 - 17:30, Monday to Friday, plus occasional evenings

A well-established firm specializing in Chartered Surveying, Commercial Property Management, and Residential Block Management is looking for a dedicated Property Manager to join our dynamic team. With offices in London, Manchester, and Cheshire, you'll be managing a varied portfolio in the North West, including mixed-use commercial premises such as shops, offices, and residential properties.
Role Overview: As a Property Manager, you'll ensure your portfolio meets the highest standards, adhering to RICS Codes of Practice, ARMA rules, Landlord/Tenant legislation, and relevant Management Agreements.
Key Responsibilities:
1. Build strong relationships with Directors, Residents/Leaseholders, Landlords/Tenants, Contractors, and more through various communication channels.
2. Conduct property inspections, maintaining Health and Safety compliance.
3. Resolve property-related issues with proactive and reactive maintenance tasks.
4. Attend meetings, draft minutes, and prepare Annual Service Charge Budgets.
5. Source and manage Contractors for maintenance works and emergency repairs.
6. Draft and serve Section 20 notices, manage Major Works projects, and analyze leases.
7. Support on-site and off-site Caretaking staff.
8. Respond to pre-assignment enquiries, providing accurate and timely information.
9. Maintain accurate records using software packages like Qube and Fixflo.
Skills and Experience:
10. Minimum of 5 years' experience in Commercial/Residential Block Management.
11. Ideally, a recognized professional qualification relevant to the property sector.
12. Strong knowledge of Commercial/Residential Block Management rules and legislation.
13. Proven experience in a busy, target-driven environment.
14. Excellent client care commitment, communication, negotiation, and presentation skills.
15. Highly organized with excellent time management and multitasking abilities.
16. Self-motivated, can-do attitude, with the ability to work under pressure.
17. Strong numeracy skills and business acumen.
18. Proficient in Microsoft Office and property management software (QUBE, Fixflo).
