As a Site Manager, you will oversee and manage the construction of a new homes development, ensuring every element meets Captiva Homes’ high standards of quality. You’ll coordinate and supervise team members, subcontractors, suppliers, and utility providers, making sure that construction methods align with project timelines and company policies.
To maintain the high standards of customer care we pride ourselves on, we are looking for people who, like us, take great pride in their work and that of their team, and would gain great pleasure from seeing the smile on the face of a customer as they receive the keys to their beautiful new home.
Key Responsibilities:
1. Manage the development to deliver the build programme in line with budgets and forecasts.
2. Ensure all build activities comply with health and safety standards and company policies.
3. Supervise and motivate staff and subcontractors, providing training, coaching, and support as needed.
4. Manage material levels on site to ensure the minimum amount of stock but enough to ensure the site programme is met and all labour is efficiently employed.
5. Undertake company-directed quality control procedures and inspections at the correct timings, and rectify any defects to avoid additional costs, time delays to the programme, or reduction in the final quality.
6. Work with the onsite Sales Team through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers and maintain a high standard of site presentation at all times.
7. Carry out meetings such as a New Home Demonstration or 7-day post-occupation visit with the Sales Advisor and customer(s) to provide information, answer any questions, and rectify any issues.
8. Work with the Customer Care department to deliver excellent customer service to customers in line with company guidelines and address any aftercare issues promptly.

Requirements:
1. Experience as a Site Manager on residential construction sites.
2. SMSTS Qualification, CSCS Card, and First Aid certification.
3. In-depth knowledge of construction processes, building regulations, and health and safety standards.
4. Strong project planning, time management, and problem-solving skills.
5. Excellent customer service skills and attention to detail.
6. A full UK driving license.
