Role Purpose
This post requires an experienced general practice commercial surveyor to assist with the strategic management of the Council’s commercial property portfolio.
To take full responsibility for managing part of a diverse commercial property portfolio and to undertake a range of associated professional work, including inspections, valuations, lettings, rent reviews, lease renewals, options appraisals and dispute management.Responsibilities
To review and monitor property accounts, with a view to maximising rental income, taking corrective action in respect of voids/debtors as necessary.
To take responsibility for reporting, managing, and ensuring compliance with any relevant rules and regulations.
To provide sound professional advice via both verbal updates and formal written reports to property colleagues and directors; other corporate departments; the Cabinet and the elected Mayor.
To develop strong and trusted relationships with commercial property tenants, residents and other external stakeholders
To work in collaboration with the Senior Commercial Asset Managers & Principal Surveyors, and to develop strong working relationships with other Council departments, such as Finance, Legal Services and Regeneration.

To continuously review and update the Council’s strategies and approaches in response to legislative and regulatory changes and evolving best practice.
Market and let vacant units, including negotiation of terms and assessment of the suitability of prospective tenants including but not limited to proposed use and reflecting covenant strength e.g. assessment of financial accounts and trading history.
Work closely with the Income and Debt Officer to minimise rent arrears and to ensure that the appropriate adjustments are made to rent accounts and other records as well as initiating debt recovery via Court Proceedings and Enforcement Agents, and recovering possession via forfeiture.
Work closely with the Estates Technicians to ensure that void properties are managed effectively and in line with Health & Safety, Security and Insurance requirements.
Work closely with officers from Technical Services and with external contractors, to ensure that the commercial properties are well maintained, ordering routine repairs and maintenance, and acting as client in respect of planned capital and maintenance workRequirements
Member of the RICS on Valuation or Commercial Property pathways, or currently working towards qualification.
Undertaking a range of professional work across a variety of commercial properties and sectors
Dealing with complex disputes including those that go to court D Undertaking valuations in line with the RICS Valuation Global Standards
