Job title: Property Coordinator
Location: Birchwood, Cheshire
Salary: £24,500 plus Excellent Serco benefits
Working hours: Full-Time, 37.5 hours per week
Here in the Serco recruitment team, we’re responsible for hiring people that deliver essential public services in Defence, Transport, Justice & Immigration, Citizen Services and Healthcare. We are currently looking for a Property Coordinator to join our team at AASC, Asylum Accommodation and Support Services Contracts.
A key member of the Service Delivery team, this role is crucial to ensure service users’ needs are met within agreed timeframes in accordance with Serco’s contractual obligations to UK Visa’s & Immigration (UKV&I), in relation to accommodation (and transport) for service users.
The Property Co-Ordinator will be carrying out administrative duties to support the property directorate.
As the Property Co-Ordinator your key accountabilities will include:
* Build relationships with Landlords, estate agents, solicitors, intermediaries, and other 3rd parties both on the telephone/e-mail and written correspondence within agreed SLA’s
* Work closely the property directorate to ensure accurate rent details are present for landlords/letting agents/investors accounts
* Update database daily with changes of Landlord terms, including rent uplifts, rechanges, ad hoc payments, missing information, changes to Landlord status.
* Work with Shared services for any blocked or non-payment of rent due to mismatched bank details
* Escalate issues relating to rents for landlords and letting agents to Service Delivery Manager
* Manage all landlord queries relating to rent issues and facilitate other queries to relevant teams
* Process monthly rent run for the North West, Midlands, and East of England Contracts to ensure no breach to Contract/ Lease
* Timely and accurate processing of invoices for large site facilities

Flexible Working pattern
Mon to Fri 7.5 hours per day between 08:00 and 18:00 to meet the operational needs of the business.
What you'll need to do the role:
* Ability to successfully engage and create successful working relationships with both internal and external stakeholders
* Demonstrate effective time management skills and ability to manage and deliver a variety of priority tasks, prioritising own workload to meet specific timescales without prompt
* Proficient Excel skills
* Ability to work under pressure
