Lettings Account Manager, Residential Lettings
Based in Evesham
Salary £25,000 - £27,000 per annum DOE

An opportunity for a Lettings Account Manager, who is looking to progress their career in Residential Lettings, to join our team of 5 in Evesham, who currently look after over 420 properties.

With roots dating back more than 180 years, the business has extensive local knowledge, and the company has strong relationships with many local professional advisors and plays a pivotal role in the communities that it serves. As well as offering rural advice and professional services, our client also manages commercial and residential property portfolios, residential sales and lettings, valuation, general practice work, planning and architecture, development, strategic land promotion, client accounting, block management and compulsory purchase.
The Role
This role is to advise landlords and tenants on a variety of lettings administration support tasks including but not limited to:
1. Provide property management and tenancy support services to landlords and tenants
2. Undertake duties in line with signed Terms of Business, particular focus on co-ordinating property maintenance
3. Ensure that all properties comply with current legislation (EPC's, Gas Safety Certificates, Electrical Safety Certificates, PAT Testing)
4. Arrange inventories and check ins with inventory clerk and tenants
5. Liaise with contractors/outsourcing resources to ensure repair/maintenance works are carried out to a satisfactory standard and timescale
6. Ensure routine and additional property visits/checks are carried out in the required time trace and report findings to the Landlord
7. Draw up a schedule of costs based on checkout report
8. Mediate and negotiate between the parties regarding the release of the deposit
9. Ensure that relevant payments are instructed promptly and properly regarding contractors, deposits and landlord bills
10. Coordinate and prepare renewal of tenancies
11. Prepare relevant notices following instruction from either landlords or tenants
12. Conduct work in line with company standards and requirements
Skills & Experience
1. Knowledge of legislation regarding property management
2. Previous property management/maintenance experience
3. Ability to work as part of a team, supporting other team members
4. Full driving licence and access to own vehicle
5. Articulate, professional and well-accustomed to a client facing role
6. Sharp, enthusiastic and accountable
7. Working knowledge of Microsoft packages and good keyboard skills
