Job Role:
Your role as our Building Manager will be responsible for delivering the operational objectives on a day-to-day basis. You will be delivering effective building and safety management to a working environment.
You will be key in maintaining a harmonious relationship with colleagues, managers, tenants, contractors, and any members of the public. You will ensure daily that all needs are met and you will ensure that GUK’s high standard of security is provided at all times.
With your Front of House Security experience, you will provide a welcoming, helpful and professional first point of contact to all tenants and visitors. You will be responsible for creating a friendly, efficient, timely, professional, and welcoming environment. You will direct to appropriate facilities or staff members as required.
You will be required to work independently, be highly presentable, professional, and dependable.
Duties Include:
* Overall day-to-day management of the building while working in partnership with clients, tenants, and other stakeholders.
* Log any property faults/issues with the helpdesk and inform the Facilities Management team.
* Management of contractors working on site including booking in/out, giving access to areas required to work, and ensuring compliance with Health & Safety regulations.
* Mapping property customer journeys in order to identify CX enhancement opportunities.
* Lead by example and inspire wider onsite teams.
* Obtain and evaluate CX feedback from customers, guests, and stakeholders, draft improvement action plans.
* Liaising with the client on a regular basis ensuring they are kept up to date with building matters.
* Ensure Health and Safety compliance is not compromised. Identify trends or risks from well-maintained and monitored Health and Safety records.
* Drafting and updating emergency plans, evacuation procedures, and overseeing security, fire prevention, and other safety systems.
* Ensure all building documentation (policies, procedures, guidelines, and statutory requirements) are regularly reviewed, updated, and in line with changing legislation/compliance.
Individual Requirements:
* Experience of working in a similar role.
* BIFM/IOSH/NEBOSH/SIA qualifications.
* Good health and safety knowledge and experience, e.g. risk assessments and audits.
* Project management skills.
* Team management and development experience.
* Management of contractors.
* Understanding of commercial leases, building regulations, codes, and standards of practice; maintenance contracts.
* Ability to deliver to deadlines (projects, KPIs, and SLAs, meeting action points).
* Excellent communication skills (oral and written).
* Comprehensive knowledge and application of working with Microsoft Office or other IT and digital platforms.
* Ability to work on own initiative, within a pressurized environment.
* Highly developed organizational skills.
* Highly developed interpersonal skills to sustain effective relationships and partnership working with all stakeholders.
* Seek opportunities and find solutions to blockers.
* Excellent tenant engagement and understanding of marketing activities, e.g. via social media and other events.
Successful Candidates Must Have:
* Proof of right to work.
* Valid front line SIA licence.
