Our client is a highly regarded, upmarket lettings and property management company with a large portfolio of properties around London’s prestigious Holland Park. They currently have a unique opportunity available for a Commercial Asset and Property Manager to join their friendly team Your primary responsibility will be to assist the Head of Urban in managing of the Commercial Property Portfolio. If you believe that you can excel in this role, please get in touch today Asset management responsibilities: • Assisting in implementing the Commercial Portfolio’s investment strategy, including preparing properties for sale and inspecting potential acquisitions, undertaking due diligence, research and analysis and preparing reports• Implementing the strategic plan for each property, including the securing and implementation of planning permissions as applicable• Project managing refurbishments and developments and liaising with the professional team. Property management responsibilities: • Managing day to day property maintenance issues to ensure they are dealt with promptly and to a high standard• Carrying out regular property inspections, including prior to lease expiry/renewal• Ensuring all required planned maintenance is completed on time and in full and that appropriate contracts are entered into• Ensuring all health and safety inspections whether statutory or best practice are completed within the required timeframe and in accordance with current legislation, instructing remedial works as required and in a timely manner and ensuring all supporting certificates and diary dates are uploaded on the property management system (QUBE)• Managing contractors and contractor approval, ensuring safe methods of working are adhered to and appropriate risk assessments and method statements obtained• Managing insurance claims• Liaising with the professional team on the management of refurbishments• Monitoring rent and service charge payments• Preparing properties for new lettings and handover to new tenants• Liaising with letting agent to ensure vacant properties are presented well for marketing• Conducting due diligence on new lettings including liaising with lease advisory consultants as applicable• Coordinating rent reviews and lease renewals• Liaising with solicitors on tenancy documentation for new lettings, rent reviews and lease renewals• Meeting new tenants at the start of the tenancy• Preparing properties for sale and inspecting potential acquisitions. Personal specification: • Minimum of 2 years property management and lettings experience• MRICS or equivalent qualification• Experience and an appreciation of the importance of health & safety policies and risk assessments, ideally IOSH and First Aid qualified• Knowledge of QUBE Property Management• A "can do" attitude and willingness to take on any challenge• Project management experience an advantage• Good organisational and communication skills• Ability to deal with people at all levels. The salary on offer will be in the region of £45,000 depending on experience and qualifications. A car allowance and other benefits will be provided.
