A property company based in Central London are looking for an experienced Property Manager to join their growing team.
The client is looking for a candidate who has block management experience and who can manage an allocated portfolio. You will be reporting to the Director.
The main purpose of a Property Manager role is:
Overseeing planned and reactive maintenance
Major Works projects
Drafting Service Charge budgets and issuing to Directors or Freeholders
Property inspections
Liaising with the external and internal accountants to check and approve Service Charge Accounts and distribute to Directors/Freeholder
Dealing with Leaseholders enquiries appertaining to the development and dealing with any complaints
Handling telephone calls and responding to correspondence/emails including those from Directors, lessees and tenants.
Draft, issue and action Draft Minutes to Directors
Draft and issue budgets and liaise with Directors/Freeholder in connection with them
Ensure that all necessary contracts are in place, tendering when needed.
Ensuring all properties in the portfolio are insured including dealing with all claims, renewals and enquiries regarding the policy
Monitoring and implementing Health and Safety requirements
Working with credit control department to manage arrears
Review and signing off invoices
Attending AGM’s (most of the time during the day but occasionally in the evening)
Ensuring Health & Safety and Fire Risk Assessments are carried out periodically and that the portfolio is fully compliant in all areas of Health & Fire Safety regulations
Property Manager Specification:
To have experience working in the residential property industry
To have block management experience 3-5 years preferably
Ideally IRPM or ARMA connected
Knowledge of Leasehold Legislation
Minimum to A level standard or equivalent
Intermediate level ability to use Microsoft packages including Word, Excel, Outlook
Knowledge and understanding of Block Management
Knowledge and previous experience of Residential Property Repair and Construction
Health and Safety & Fire Safety Legislation understanding
Ability to work to tight deadlines
Good time management and organisational skills.
Good telephone manner when dealing with lessees/tenants.
