Role Summary This is a unique opportunity to play a pivotal role in a growing property investment business. We’re seeking a Midlands-based Property Portfolio Manager to manage our existing properties and support with the strategic expansion of our portfolio. Key Details Position Type: Freelance Hours: 10-20 hours per week Location: Midlands (remote working with site visits as required) Start Date: Immediate Roles and Responsibilities 1. Property Management: Liaise with letting agents regarding maintenance, rent collection, and tenant relations. Maximise portfolio performance by optimising occupancy rates, rental income, and cost efficiencies. Oversee and project manage refurbishment and maintenance jobs as needed. Maintain a Property Management Dashboard for real-time tracking of performance metrics. Administration of all paper mail communications relating to each property where required. Liaise with and effectively manage all utility providers and suppliers where required. Maintain all property compliance up to date where required. 2. Portfolio Management: Develop annual forecasts and budgets for each property, starting with the 2025/26 fiscal year. Create and maintain a Directors’ Dashboard consolidating key performance indicators (KPIs) for portfolio oversight. Design and document reactive and proactive property management processes, ensuring efficiency and consistency. Formulate and execute the 2025/26 Portfolio Performance Management Strategy, focusing on rent reviews, cost optimisation, and overall returns improvement. 3. Investment Support: Conduct initial viewings of shortlisted properties across the Midlands. Source and vet tradespeople for refurbishments in new areas. Project manage refurbishment works for new acquisitions. Facilitate viewings and preparation for tenanting newly acquired properties. Essential Proven experience in residential property management; prior experience managing a property portfolio is essential. Familiarity with residential property regulations and compliance requirements in the UK. Strong organisational skills with the ability to manage multiple projects simultaneously. Knowledge of budgeting, forecasting, and performance analysis in a property management context. Excellent communication and negotiation skills to work effectively with agents, tradespeople, and tenants. UK driving licence and your own car Desirable Ideally, experience running a property management business or freelancing in a similar capacity. Prior experience in originating and setting up leases with supported housing providers would be highly advantageous. Proficiency in developing dashboards and tracking tools is a plus. Why Join Us?
