Job Title: Senior Lettings Negotiator
Department: Residential Lettings/Sales
Location: Multiple Sites
Hours: Monday to Friday 09:00 – 17:00 - 1 hr lunch break. There may be a requirement to work later than this on some occasions depending on level of work.
Report to: Head of Auctions/ Residential Lettings
Holiday Allocation: 25 days per annum
Requirements: Minimum two years’ experience in a similar role as well as a full UK driving licence.
Main Responsibilities:
Lettings
* Develop strategies and plans to increase revenue and market share.
* Constantly screen competitor activity and customer experience.
* Network and build relationships with new clients.
* List properties to market using market research.
* Market and advertise rental properties.
* Conduct viewings with prospective tenants.
* Screen tenants for suitability.
* Negotiate rental agreements.
* Manage finances and collect rent.
* Manage and maintain rental properties.
* Ensure compliance with relevant laws and regulations.
* Provide leadership and mentoring to Branch Support role.
* Monitor employee performance for compliance.
* Support employees with growth and training.
* Encourage safety for all employees.
Sales
* Assist sales department as required.
Person Specification:
* Expert in lettings & handling negotiators.
* Knowledge of residential lettings processes.
* Proven ability to deliver financial targets and KPIs.
* Strong negotiation, business development, and fee generation skills.
* Positive ‘can do’ attitude.
* Team leader and player.
* Experience in managing people and processes.
* Flexibility and adaptability to changing workloads.
* Reliable and trustworthy.
* Committed to high standards of customer care.
* Computer literate and well presented.
* In-depth knowledge of prevailing legislation.
