As our Senior Assets Manager, you’ll be accountable for the asset management of Wickes property portfolio, managing all occupational costs, rent reviews, closures, lease renewals and new stores through active management of the estate.
What you’ll be doing:
1. Management of occupational costs (rent, rates and service charge) - agreeing annual budgets with the finance team and ensuring an optimum balance between minimising annual costs, overall lease commitments and landlord incentives available through lease re-gears.
2. Liaise with other teams to include finance, store planning and operations.
3. Identify and manage opportunities for new stores, both freehold and leasehold.
4. Manage team of consultants.
5. Provide property management services and support to trading stores.
6. Negotiate lease renewals and rent reviews in line with budgets.
7. Negotiate cash and rent free incentives for early lease regears and removal of break options where appropriate.
8. Provide support to business units around store closures and relocations, and disposing of onerous leases in a timely manner.
9. Maximise value through management of third party tenants across the portfolio, and ancillary income.
10. Build and maintain effective external relationships / networks with landlords and the wider property market to support adoption of best practice.
11. Negotiation and managing of business rates, including mitigation, rates relief and challenge of rating assessments. Lobbying trade associations with regard to reform of the rating system.
12. Work with landlords, developers and trade bodies to evolve and develop ‘Green leases’ supporting the Wickes commitments to net zero carbon.
What are we looking for:
1. Chartered surveyor (MRICS) Graduate.
2. At least 5 years qualified with experience in retail warehousing property.
3. Strategic thinker, good communicator with strong management skills.
4. Excellent negotiator with strong commercial intuition.
5. Can lead within a complex matrix organisation.
6. Property knowledge in retail/trade sectors.
7. Good knowledge of valuation and Landlord & Tenant and rent review case law.
8. Experience of bringing forward complex development sites.
9. Political/PR Experience.
