The Role:
The Mechanical Estimator/Designer will provide detailed cost plans and detailed designs based upon conceptual documents as well as schematic, design development and construction documents for mainly design and build projects starting from RIBA stage 1, from all sectors of work ranging from £2-15 million M&E packages.
Responsibilities & Activities
1. Develop conceptual designs into detailed engineering design packages (typically to RIBA stage 4) for design and build projects such as office blocks, educational buildings, residential and health care.
2. Manage the design review process throughout the project with consideration to all aspects including cost and safety. The management of change procedure would document all changes and resulting actions.
3. Develop detailed engineering specifications to allow the tendering and procurement of key equipment.
4. Produce project-specific installation specifications and work packages in order to obtain competitive quotations for the site installation works.
5. Implement effective solutions to design issues which may arise, minimising their impact on cost and programme.
6. Ability to work and liaise with the CAD team.
7. Ensure the original technical and performance parameters are maintained throughout the project.
8. Ensure compliance with CDM regulations and have the ability to reference design work to industry guidelines from CIBSE, BSRIA, NHS HTMs etc.
9. Provide and take the estimating and costing duties on all projects you are assigned to.
10. Liaise closely with electrical and construction estimators to capture all scope and check duplications are not made.
11. Populate a manual take-off with agreed schedule of rates.
12. Produce costings with clarity on itemised prime costs and applied markups and margin.
13. Preparation of RFIs to ensure clients' requirements are clarified and achieved.
14. Comply with all latest building regulations and statutory authority legislation.
15. Correctly interpret the 3D model, drawings, and documents for takedown purposes.
16. Assess buildability of the installation and provide proactive solutions where required, including access equipment, lifting plant and site setup preliminaries.
17. Estimate materials, plant, prelims, and labour to provide complete priced cost plans.
18. Check quotes from suppliers and subcontractors are comprehensive and include all necessary elements.
19. Check quote validity is in line with the current client offer.
20. Liaise with clients to meet their design brief.
21. Tender pricing from RIBA stage 1– respond to tender queries, prepare, and submit competitive tender packages and quotations in accordance with the clients’ requirements.
22. Review tender documentation and prepare accurate sub-contractor packages for pricing.
23. Discuss with clients as necessary to clarify design requirements and explain basis of estimates to ensure bid proposals meet needs.
24. Arrange sub-contractor enquiry documents to ensure accuracy and competitiveness of estimate.
25. Drawing ‘take offs’ – take off quantities from drawings.
26. Identify value engineering solutions to create a commercial advantage over competitors.
27. Participate in the design development to assess buildability, materials, innovation, and cost-effectiveness of proposals.
