Property Manager - £30,000 - £35,000 based in Woking, Surrey
As a Property Manager, you will take a lead role in overseeing the day-to-day operations of a portfolio of properties. This position requires an experienced professional with excellent organisational, communication, and problem-solving skills. You will be responsible for ensuring the overall satisfaction of both landlords and tenants, managing property maintenance, and addressing any issues that may arise.
Responsibilities:
1. Serve as the primary point of contact for landlords, maintaining strong and positive relationships.
2. Communicate regularly with clients, providing updates on property performance, rental income, and market trends.
3. Oversee tenant relations, addressing inquiries, concerns, and facilitating effective communication.
4. Coordinate tenant move-ins, move-outs, and conduct property inspections as necessary.
5. Administer lease agreements, ensuring compliance with legal requirements and company policies.
6. Coordinate lease renewals, terminations, and rent adjustments as needed.
7. Monitor rent collection, track expenses, and address financial inquiries from tenants and landlords.
8. Collaborate with the accounting department to ensure accurate financial records.
9. Coordinate and oversee property maintenance, repairs, and improvements.
10. Work with contractors and vendors to ensure timely and cost-effective solutions.
11. Address and resolve tenant concerns, disputes, and maintenance issues promptly.
12. Implement effective solutions to enhance overall tenant satisfaction.
13. Stay informed about local property management regulations and ensure compliance.
14. Take necessary actions to address legal matters and disputes in coordination with legal professionals.
15. Maintain accurate and up-to-date records of property-related activities.
16. Generate reports on property performance, financial status, and other relevant metrics.
17. Collaborate with other members of the property management team and support staff.
18. Provide guidance and mentorship to junior team members as needed.
Experience Required:
1. Experience in property management/customer service, preferably with a focus on residential properties.
2. Knowledge of the Woking area.
3. Excellent verbal and written communication skills.
4. Strong organisational and multitasking abilities.
5. Commitment to providing exceptional customer service to both landlords and tenants.
6. Familiarity with property management software and standard office applications.
7. Ability to effectively address and resolve issues and challenges.
