Job Title: Maintenance Assistant Department: Maintenance Work Location: The Mount Royal Hotel, Edinburgh Key Reporting Line / Reports to: Maintenance Manager Scope : Responsible for a smooth running of the Maintenance Department under guidance from the Maintenance Manager at their work location. Key Responsibilities & Missions Implements effective preventative and routine maintenance inspections under guidance of their manager Assists and supports the undertaking of maintenance and repair all mechanical service pumps, valves, boiler, calorifiers, AHU and auxiliary plant Assists and supports the undertaking of maintenance and repair heating, ventilation and air-conditioning equipment as directed by their manager Carries out general painting, tiling and all reasonable duties as directed by their manager Records accurately all necessary plant information in the appropriate logs and brings any defects to the attention of their manager Deals with guest requests in a timely and efficient manner, communicating with other departments if necessary Monitors engineering stock levels on a regular basis and communicate low levels of required items to their manager Maintains the job log system thereby ensuring job statuses are accurate and jobs are completed within the targeted timescales Document handover at shift change, i.e. keys, radio, phone and all incomplete work orders or work in progress Takes responsibility for any hazards whilst on duty and informs key stakeholders Attends fire alarm call's immediately and to act as part of the firefighting team leader (in the absence of their manager) in conjunction with the Duty Manager Uses the appropriate safety clothing equipment and for following all maintenance instructions laid down by their manager Is aware of and work in accordance with the COSHH regulations Understands and adheres to Company Health & Safety policies and procedures Physical Requirements / Other Able to lift small weights up to 15kg Repetitive use of hands for grasping, pushing, pulling, and fine manipulation Some exposure to gas, fumes, and chemicals Exposure to continuous background, and occasional loud noises Stand and walk for extended periods of time up to 4 hours without a break, maximum 10 hours per day works in a safe manner regarding the use of hand tools and be competent in their use Qualification & Experience At least two years' experience working as a Handyman or similar role Attributes / Competencies Effective communication skills in written and spoken English Good knowledge of basic electrical, plumbing and carpentry Good understanding of general Health & Safety and Fire Safety Ability to act on own initiative and think ahead, in order to exceed expectations Creativity and confidence to find solutions to everyday challenges Clear understanding of properties key plant equipment and functions Ability to work well under pressure and gets the job done Proven team plater with flexible approach HR / Training / Health & Safety Attends internal and external training as required Is prepared to become a designated first aider, if required Maintains familiarity with emergency and evacuation procedures Assists with training new colleagues, as required Ensures all equipment and tools are in good working order, well maintained and regularly checked Ensures they have the skills and knowledge to comply with all safe working practices in line with the Health & Safety at work act and Company Health & Safety Policy Maintains a safe Hygienic work environment Other Comes to the assistance of colleagues, as and when required Follows good environmental practices, including turning off lights and equipment and minimising waste Is flexible and adaptable to cover shifts at short notice, in the event of holidays and sickness Andy other requests which may be reasonably expected within the role Key Relationships Maintenance Department Regional Maintenance Team Property Operations Team
