Property Services Manager (Planned Works)
Salary £51,010 per annum
The Vacancy
An exciting opportunity has arisen with Ocean Housing Group for a permanent, full-time, Property Services Manager within our Property Services team.
Working within our Planned Works division, you will be responsible for ensuring that all works delivered by the team offer value for money and operate within the constraints of the budget, including capital investment programmes, planned preventative maintenance, and special projects. You will help create strategies for developments and improvements, ensure objectives are achieved, make recommendations for continuous improvement, and manage performance data to address any gaps. With experience in managing budgets and resources, you will ensure the successful management and financial delivery of a high-quality, efficient, customer-focused service covering:
* Ocean Housing’s capital investment programmes
* Planned Preventative Maintenance Programmes
* Special Projects
You will ensure compliance with policies, procedures, and initiatives, working closely with the Senior Manager (Repairs & Planned Works) to develop a risk management strategy and compliance register. This strategy will embrace best practices to provide effective control of assets and liabilities and mitigate Ocean’s exposure to risk.
Educated to NVQ level 4 or equivalent in a relevant building trade, you will have extensive experience managing a substantial Property Maintenance function. You should be accustomed to managing budgets (£10m) and team performance, ensuring resources are aligned with objectives. With knowledge across multiple trade disciplines, you will be a hands-on manager, sharing your expertise across the business. You will value continuous improvement and change management, identifying areas to enhance customer satisfaction and performance. As a confident communicator, you will liaise effectively with internal and external stakeholders and demonstrate a passion for delivering exceptional customer service.
