Key Responsibilities and Requirements
This is an exciting opportunity created by our company’s expansion. The Property Manager/Block Manager role will be essential in supporting our Business Development Manager. Once leads are identified, you’ll assist in converting them by providing accurate financial estimates, then oversee the implementation and ongoing management of new sites.
This role will involve managing a mixed-use portfolio, comprising both residential and commercial properties. You’ll ensure full compliance and uphold a high standard of property management.
As a Property Manager/Block Manager at Presence & Co., you will:
* Portfolio Management: Have experience directly managing an allocated portfolio of developments, delivering a day-to-day property management service.
* Budget Management: Be skilled in managing budgets and overall expenditure for developments, with the ability to produce forecasts and detailed reports.
* Customer Service Leadership: Be a customer service expert who inspires and leads others to deliver outstanding results.
* Performance-Driven: Continuously seek opportunities to enhance the performance of your portfolio and achieve exceptional outcomes.
* Project Oversight: Have experience overseeing major works and conducting the Section 20 consultation process.
* Compliance Knowledge: Demonstrate solid knowledge of the Landlord and Tenant Act and property legislation.
* Policy and Procedure Interpretation: Interpret policies, procedures, and relevant leasehold legislation, providing consistent advice based on a thorough understanding of the Landlord and Tenant Act, RICS and ARMA guidelines, and current regulations.
* Health & Safety Management: Conduct regular site inspections, ensuring Health & Safety compliance and a basic understanding of building maintenance systems.
* Professional Development: Hold or be willing to obtain RICS Associate/Membership.
* Team Collaboration: Support and work closely with your team, building strong relationships with residents and contractors, fostering a positive, unified working environment.
Key Skills:
* Experience: minimum of 5 years in the property sector, with a strong background in block management
* Leadership: proven experience in leading and managing teams, with the ability to conduct effective one-to-ones and ensure SOP compliance.
* Organization: highly organized, with a pragmatic and analytical approach and an eye for detail
* Technical skills: IT literate, with knowledge of standard CAFM systems and compliance management systems like Meridian.
* Multi-tasking: ability to multi-task and delegate effectively.
Qualifications:
* Qube experience: previous experience with Qube Property Management system is preferable.
* Property management: Extensive property management experience, with RICS qualification preferred.
* Communication: Excellent communication skills, both verbal and written.
* Approach: a practical, commercial, and can-do approach to problem-solving and management.
