Hours: Monday to Friday, 9am-6pm with some flexibility to support business needs

Salary Range: Basic £35,000-£40,000

We are committed to delivering exceptional service to our clients and expanding our reach in the Private Rented Sector (PRS). We are seeking a PRS Lettings Manager to lead and manage a small team of negotiators focused on servicing private landlords and driving the department's growth.
Job Role Summary:
As the PRS Lettings Manager, you will lead a small team responsible for taking on new rental instructions, pricing properties, preparing marketing strategies, and driving growth in the PRS market with the aim of servicing a range of property, from high-value instructions (£1,500+ per week) to studio's (£300+pw). You will ensure the team meets its targets and delivers high-quality input and service to private landlords. In addition to managing the team, you will broker your own deals to contribute to the overall success of the department.
You will focus on proactive marketing strategies, including producing high-quality brochures, professional photographs, optimising portal listings, and ensuring a quick turnaround for onboarding new properties to the market. By setting performance goals, offering training, and motivating your team, you will play a key role in the growth and success of the business.
Key Responsibilities:
* Team Leadership & Development:
o Lead a small team of negotiators, providing day-to-day guidance, support, and motivation.
o Prepare and deliver in-house training to enhance team performance and align with the solution orientated high performance company culture.
o Onboard new team members quickly, ensuring they generate income early on.
o Ensure best practices and company procedures are adhered to.
* Performance Management:
o Monitor individual and team performance against weekly, monthly, and annual targets.
o Provide support and training to address performance issues and drive improvements.
o Conduct regular performance reviews and ensure accurate tracking of results.
* Lettings & Deal Brokering:
o Implement proactive marketing strategies to realise clients' aims, working with other departments to prepare properties for market until tenant's move in.
o Organise high-quality marketing materials (brochures, photos) and ensure portal listings are optimised for maximum exposure.
o Prepare high quality and bespoke property descriptions.
o Actively broker your own deals to support departmental income and target achievement.
o Assist negotiators with pipelines and step in to close deals when necessary.
o Ensure the team delivers excellent service to private landlords and tenants, working towards long term client retention and referrals.
o Maintain integrity in presenting and brokering offers, managing client relationships with transparency.
* Target Setting & Reporting:
o Set and adjust team targets to align with departmental goals and market conditions.
o Generate reports from CRM systems (Reapit, Hubspot) to monitor performance and inform strategy.
o Use Lonres, Rightmove and any other relevant software for pricing comparables and providing useful data to support pricing and client feedback.
o Report departmental income and performance to senior management, ensuring targets are met.
* Client Relationship Management:
o Onboard new clients and seek new business instruction opportunities.
o Optimise fee levels, secure exclusive instructions, preferably fully managed or with let only, ancillary fees charged.
o Identify ancillary revenue opportunities for non managed clients
o Retarget existing clients and optimise business opportunities with those already familiar with the company.
o Provide pricing guidance (ERV) and marketing strategies to maximise rental income for landlords, designed to minimise void periods and achieve client goals.
o Support new business development and client retention through excellent service and communication.
* Team & Business Development:
o Identify opportunities for department growth, including securing higher-value instructions.
o Stay informed about market trends and competitor activity, suggesting improvements to management.
o Assist with recruitment and training of new negotiators to grow the department.
Essential Requirements:
* Minimum of 3-5 years' experience in PRS lettings, with a proven track record in managing a team and growing branch/department revenue, year on year.
* NFOPP Technical Award in Lettings, Level 3.
* Strong leadership skills with the ability to motivate and manage a small team.
* Experience in setting and meeting performance targets in the lettings industry.
* Excellent communication, negotiation, and organisational skills.
