Role Profile Lead, motivate and engage with your team to ensure the delivery of a high-quality service, ensuring the development and implementation of objectives to underpin the Asset Management Strategy including the effective delivery of the required programme of works for regional Group properties. Collaborate with the Programme Manager to develop and implement the programme of works for all planned maintenance, servicing and repair work within the region, ensuring alignment to operational plans and the delivery of the Asset Management Strategy. Support the Head of Asset Strategy and Delivery and Head of Rationalisation and Growth to develop the Rationalisation and Growth Strategy, collaborating with the Head of Housing and Regional Planning Manager to identify and implement the approach to stock acquisitions, disposals and swaps for the Region. Oversee delivery of the programme of works for regional properties, ensuring quality and compliance standards and customer expectations are met, including on-site inspections during the progress of the works. Ensure contractual commitments in terms of service delivery are embedded, monitored, delivered and reported on for the region, ensuring relevant management information is captured and produced, including performance trends, and regular performance reviews take place, dealing with escalated issues as appropriate. Collaborate with the Standards and Performance Managers to develop the Asset Management performance framework, including effective implementation and review of standards within the region, ensuring the Asset Management service is delivered and continually improved. Develop, implement and review the plans and delivery model required for the region’s future environmental management offer, including overseeing the delivery of services (self-delivered and external contractors) to ensure the maintenance of green spaces and facilities management of communal areas. Monitor, review and report progress to key stakeholders including the Head of Asset Strategy and Delivery on regional performance against the Asset Management Strategy and underpinning delivery plans, ensuring appropriate actions are implemented to address underperformance. Own the integrity and quality of regional data, to ensure cyclical and ad hoc reports contain accurate and meaningful information. Ensure the provision of a suite of accurate and timely reports to key stakeholders including the regional teams, with detailed analysis of regional performance data, highlighting trends, issues and potential risks, for review at regular performance meetings and to input into decision making as required. Ensure up to date Asset Management policies and procedures are implemented, communicated and utilised within the region, identifying areas where amendments are required as a result of legislative changes, policy updates or customer and stakeholder needs. Embed a performance management and customer focused culture within Asset Management to ensure effective service delivery of the business function. Ensure that services provided to Asset Management customers by internal and external suppliers meet agreed quality and performance standards, addressing shortfalls where appropriate and contributing to the resolution of escalated complaints. Provide a consultative service to management colleagues, including the Head of Asset Strategy and Delivery and the Director of Asset Strategy and Delivery on sensitive and complex regional Performance Management matters. Manage internal and external stakeholders effectively, building constructive working relationships to deliver an effective service on behalf of the Group. Develop and review relevant budgets, ensuring expenditure is robustly managed in line with the Group’s financial controls. Manage the performance and development of your team, providing expertise, coaching and other developmental support as required, ensuring a quality service is provided and underperformance is dealt with appropriately. Conduct regular reviews of the regional Delivery and Performance Management service, collaborating with and seeking feedback from key stakeholders to continually improve the service provision. Improvement opportunities identified and realised should be in accordance with change management protocols. Work collaboratively with the leadership team to ensure effective delivery of the wider service. Respond flexibly to any necessary changes in work priorities and undertake other duties when required to support the effective operation of the service.
