JOB TITLE: BUILDING MANAGER

SALARY: £24,655
Permanent; Full Time: 37.5 Hours per week: 9am-5pm Monday to Friday
Residential Management Group, a large, established market leading property management company, is looking for an experienced Building Manager, to be based at our development at Park Hill, Sheffield, S2 5DU.
The Building Manager’s primary responsibility is to assist in the delivery of our property management service to the residential buildings, its residents, and buildings’ owners, overseeing the safety, security and maintenance of the communal areas.
What hours will I be working?
The Building Manager's working hours are 9am to 5pm - Monday to Friday.
What are some of the tasks I’ll be undertaking as a Building Manager?
* Enhance residents’ quality of life, by creating a warm, friendly environment and by being helpful, polite and courtesy, through the fulfilment of your duties.
* Effectively manage the development, providing a safe, secure and well-maintained environment for residents.
* Thorough understanding of the call system, door entry and security system works. Aid the efficient operation of fire defences, recording maintenance inspections and weekly checks (training will be provided)
* Ensure compliance with Fire Safety Regs, ensuring all Fire Exit doors are closed and clear from obstruction
* Oversee work undertaken by staff and contractors attending (to carry out one-off repairs), reporting any issues to the Property Manager.
* Ensure the communal areas of the building, garden and grounds are clean and maintained, including litter picking when required; and refuse area tidy
* Inspect buildings daily to identify any maintenance issues, undertaking minor maintenance tasks eg : changing light bulbs, litter picking, spot cleaning, spot painting, tidying the bin storage area (present bins on collection days & daily rotation of the bins)
What skills and experience are we looking for from you?
* Previous experience in a similar role
* A friendly, positive and flexible work attitude to supporting multiple stakeholders
* Excellent customer service skills
* Good communication skills (verbal and written)
* Ability to solve problems with diplomacy, empathy and patience
* Able to undertake minor maintenance tasks within communal areas e.g. changing light bulbs, ensuring a tidy bin storage area etc
* Able to complete administrative tasks using relevant IT system
