Job Title: Caretaker/Handyperson
Salary Range: £25,183 - £26,409 pa
Full Time: 37 hours per week / Part time hours considered
Location: King George’s Field Pavilion, Peter Grant Way, Ferndown
Reports to: Charity Development Officer
Main job purpose
To carry out a full range of duties to provide for general security and maintenance of the charity and council’s premises, to include setting up rooms for hire and use by the charity and council, general handyperson activities and cleaning in the absence of the cleaning contractor.
This will be conducted under the general supervision of the Charity Development Officer or nominated representative.
Main responsibilities and duties
1. As one of the main keyholders to be responsible for the security of the premises, to assist in making any arrangements to cover periods of absence of other keyholders.
2. To be responsible for locking and unlocking premises as required and for setting security alarm systems.
3. To arrange regular checks on alarm systems, including the weekly fire alarm test and periodic emergency lighting tests, and fire extinguishers and report on any problems arising.
4. To identify and report building, furnishing or fittings deficiencies as appropriate and to undertake any remedial action that may be authorised and appropriate. This may involve obtaining quotes or arranging emergency repairs from external contractors.
5. To undertake a range of handyperson duties as directed to contribute to the maintenance of the charity and council’s premises, and its furnishings (e.g., remedial painting and decorating, repairs to fittings and small scale improvements such as fitting shelves or noticeboards).
6. To escort contractors and other persons to sites of repair and maintenance and, where appropriate, monitor the safety of their working practices and/or quality of work.
7. To take delivery of stores, goods and equipment and arrange storage or distribution as required.
8. To exercise overall responsibility for the operation of the heating systems, ensuring that all plant and equipment operates safely and efficiently.
9. To monitor usage of electricity, water and any other fuel taking meter readings as required.
10. To undertake any ad hoc cleaning as required.
11. To monitor cleaning stock (where held) and advise when stock needs to be ordered.
12. If required, to monitor contractor’s cleaning standards.
13. To be responsible for the general tidiness and safety of the outside areas; to keep surface drains free of obstruction; to ensure pedestrian access in periods of severe weather conditions.
14. Maintain cloakroom and toilet facilities in working order and ensure appropriate supplies of consumables.
15. To set out/put away furniture for events, and undertake general porterage as required.
The above is not an exhaustive list of duties and you will be expected to perform different tasks as necessitated by your changing role within the organisation and the overall objectives of the charity and council.
Knowledge and skills
Previous knowledge and experience of relevant health and safety procedures, operation of cleaning equipment and cleansing agents and DIY skills is required.
Supervision and management
The post holder will be required to work without direct supervision.
There is no requirement to supervise others, but there is a requirement to monitor and report on the performance of contractors.
Problem solving and creativity
Identification of health and safety hazards through the charity and council’s premises.
Key contacts and relationships
Daily contact with councillors, colleagues and members of the public.
Decision making
1. Obtaining quotes for repair jobs and arranging emergency repairs, as necessary.
Resources
Use of power tools for appropriate repair and maintenance tasks. Cleaning equipment (e.g., buffing machine) and chemicals may be used on a regular basis. Basic understanding of the operation of the buildings’ alarm and heating systems will be required. Training will be arranged as necessary.
Working environment
1. In addition to occasional cleaning tasks, some lifting is required. Routine movement of equipment, machinery and furniture is required.
2. Cleaning and maintenance duties may involve dealing with blocked drains and blocked toilets, including clearance of excrement.
3. Site maintenance activities will require some outdoors work in adverse weather conditions, including the provision of safe access to premises.
