Sue Ross Recruitment are working with an award-winning, full-service law firm to recruit an Assistant Conveyancer.
As Assistant Conveyancer you will be responsible for managing the day-to-day operational duties and proactively progressing the conveyancing caseload, communicating with clients effectively on their property transactions. You will provide a client centric service when conducting property transactions in accordance with the relevant statutory and regulatory framework.
Responsibilities include
* Dealing with general routine Conveyancing enquiries via email, fax, telephone, and face to face meetings.
* Liaising with third parties, including buyers’ solicitors, estate agents, mortgage lenders, IFA’s, landlords and management companies.
* Requesting Title Deeds.
* Requesting redemption figures.
* Preparing contracts – if first registration or complex title / query – liaising with the fee earner.
* Sending standard enquiries prepare letter to client.
* Receipt of enquires – liaise with client for any queries and additional information.
* Sending contracts to client once approved.
* Undertaking final check on file to ensure all signed papers in and redemption figures correct.
* Exchanging contracts and complete transactions.
* Requesting final redemption figure once completion date agreed.
* Preparing draft bills and statements.
* Dealing with completion, chits, sending deed out to the other side, letters to client and update agents.
* Paying the mortgage, estate agents etc.
* Release / check undertakings.
* Deeds of covenant.
* Check residual balance and action appropriately.
