ROLE: Design Manager LOCATION: Near Epping, Essex - Office based plus site visits SALARY: £50,000 - £60,000 DOE THE COMPANY A leading contracting business are looking for a Design Manager within construction, known for delivering high-quality projects with precision and excellence. With a strong reputation for innovation and customer satisfaction. This role is an office based role with the ovvassional site visits. THE JOB This is a unique opportunity for a technically strong Design Manager/Arcitech to step into a role with real ownership — and mould it into what you want it to be. Ideally you will be from an architectural technician background, have an eye for detail, and can bring technical value at every stage of a project, especially pre-construction. Working on projects ranging from £5m to £10m, you’ll play a vital role in interpreting specifications, developing build-ups and interface details, and adding tangible value at the tendering and preconstruction stages. You’ll become a key link between departments — from Sales & Estimating, to Preconstruction, to Operations, Commercial, and directly with the client’s teams (architects, designers, site teams). You’ll help shape how we deliver, price, sample, and present our flooring solutions. What You'll Do Review and interpret technical specifications, architectural drawings, and tender information Develop build-ups and interface details to ensure practical, cost-effective design solutions Collaborate with Estimating and Sales during the bidding process to add design value Support the Preconstruction team through design development, variation pricing, and sampling Attend client meetings and liaise with architects, designers, and site teams Work with Revit and federated BIM models to ensure design coordination Influence product choices, layouts, and sequencing to optimise project delivery Drive innovation and continuous improvement across design and delivery WHO WE ARE LOOKING FOR Background as an Architectural Technician or in a technically-focused design role Proficient in Revit and confident working within a federated BIM environment Able to interpret specifications and technical drawings with ease Experience developing detailing and build-ups, ideally within fit-out or flooring Comfortable working in a fast-paced, cross-functional environment Clear communicator, detail-oriented, and proactive in approach Keen to take ownership of your role and shape your own path within the business If you are interested in this opportunity hit “apply” or contact Craig Humphrey at Xenon Recruitment today Alternatively, if you are seeking some advice/guidance about your next career steps get in touch for a confidential conversation
