We are seeking a qualified and experienced Contract Building Control Officer to join our team on a temporary basis. The successful candidate will be responsible for a variety of duties relating to the checking of Building Regulation applications, inspections, compliance, and enforcement. This role requires excellent knowledge of building regulations and legislation, along with strong communication and organizational skills.
Main Duties and Responsibilities:
1. Building Regulation Applications: Review all Building Regulation applications and related correspondence, ensuring compliance with relevant legislation and regulations.
2. Liaison with Authorities and Service Units: Coordinate with other authorities and service units regarding Building Regulation applications and any related matters.
3. Site Inspections: Conduct site inspections to ensure compliance with approved Building Regulation and Town Planning applications, statutory requirements, and planning conditions, maintaining accurate records of all inspections.
4. Structural Calculations: Discuss and review structural calculations and details to a reasonable level to ensure compliance with regulations.
5. Reports and Notices: Prepare reports, notices, and responses regarding Building Regulation applications, including drafting relevant documentation.
6. Section 32 Inspections: Undertake inspections of premises and serve notices under Section 32 of the Building Act 1984, as well as manage any resulting correspondence.
7. Building Regulation Infringements: Address all aspects related to Building Regulation infringements, unauthorized works, and take appropriate action, including drafting reports and notices.
8. Public and Professional Consultations: Advise and consult with the public, members, architects, builders, engineers, and other professionals on Building Regulation matters at all levels.
9. Dangerous Structures: Take necessary action regarding dangerous structures, including during out-of-hours emergencies, preparing reports, sketches, photographs, and follow-up procedures.
10. Demolition Management: Manage and control all aspects of demolition processes, ensuring compliance with relevant regulations.
11. Planning Infringements: Work closely with Planning Enforcement Officers to address any potential planning infringements or unauthorized work discovered on site.
Key Requirements:
* Proven experience in building control or related field, with knowledge of relevant Building Regulations and legislation.
* Ability to carry out site inspections, assess compliance, and prepare detailed reports.
* Strong communication and interpersonal skills to liaise with stakeholders at all levels.
* Knowledge of planning regulations and the ability to work closely with Planning Officers.
* Ability to take action on dangerous structures, infringements, and unauthorized works.
* Experience with the Building Act 1984 and associated legislation.
* Strong organizational skills, with the ability to maintain accurate records and databases.
