Job Purpose
The Project Manager is responsible for ensuring that all aspects of the works associated with the legacy works are completed safely, to programme, in accordance with all relevant standards, procedures and legislation. The works at the first project comprise the removal of the existing render finish and substrates and subsequent design, supply and installation of a new render system compliant with current regulations and standards, including provision of access and temporary works. There are similar works planned on other schemes to a lesser extent, which involve the replacement of the rainscreen system.
The Project Manager will lead the execution of their Gateway 2 project. This critical role will be responsible for the successful delivery of the project, ensuring it meets its objectives within scope, budget, and timeline. The ideal candidate will possess strong leadership, communication, and problem-solving skills, along with a proven track record of managing complex projects.
Key Responsibilities
1. Manage performance of contractors including Labour, Quality, Materials, and Safety.
2. Liaise with building managers, residents, local authorities, BSR inspectors, etc.
3. Ensure project execution plan and sequence is detailed and executed correctly.
4. Implement critical fire details in accordance with approved standards.
5. Manage change control through Gateway process where required.
6. Identify failures and issues, recording clearly with supporting information.
7. Oversee contract sections through Notice to Commence, Notice of Completion, and Notice of Non-Completion.
8. Update project documentation including Contract Sections trackers.
9. Coordinate all temporary works activities with the relevant parties.
10. Define and record responsibilities of Temporary Works Co-ordinators and Temporary Works Supervisors.
11. Conduct daily coordination meetings with contractors and minute weekly trade coordination meetings.
12. Ensure compliance with the CDM Regulations, TQM, BS5975, and associated industry standards.
13. Maintain Health and Safety plans and ensure compliance with all relevant regulations.
14. Prepare and issue trade contractors preamble/scope documents.
15. Monitor and report progress against the programme.
16. Ensure quality control and compliance with standards throughout the project.
17. Maintain site presentation to St George standards.
18. Control costs and ensure compliance with relevant drawings and specifications.

Specific Requirements:
1. Minimum of 5 years’ experience in design procurement/management.
2. HNC/BTEC (college degree) level minimum.
3. Working knowledge of Building Regulations and current legislation relating to residential/commercial.
4. Computer literate.
5. Good experience with façades, temporary works including scaffolding systems, highways, and hard/soft landscape works.
6. Professional approach with a high level of discretion and emotional intelligence.
7. Effective communicator with the ability to build strong relationships.
8. Excellent organisational skills with the ability to work under pressure and multi-task.
9. Keen eye for detail with an analytical approach to problem solving.
10. Strong motivator with a ‘can do’ attitude driven to achieve personal and team targets.
