Pub Overview Cosy Country Pub The Peels Arms is a destination food pub located in the country village of Padfield on the outskirts of Glossop. A traditional British pub with quality, traditional food, it’s known as the heart of this friendly community. Typically a 60/40 dry split, we’re looking for an operator who’s experienced in food sites and can develop the food offer whilst driving wet sales. A passionate publican who can engage with the locals, encourage new guests and retain the Peels Arms’ status as the heart of the community. Wooden beams and a log fireplace add to the character of this traditional country pub. The flooring has been replaced and the paintwork refreshed recently. There is a full kitchen on site to accommodate the 70 internal covers. Drinkers tend to congregate in the vault room, a separate sectioned off area. Externally there is a beer garden to the rear, recently developed, that can comfortably accommodate 40 for those sunny days and warm nights. The Peels Arms also has a small car park but there’s plenty of roadside parking available. Private Accommodation Private accommodation at the Peels Arms consists of 3 bedrooms, a bathroom, separate W.C., kitchen, and large lounge. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business. All figures quoted are exclusive of VAT. Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms. The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
