Role Overview We are seeking a Property Manager to join our Lincoln team on a maternity cover basis for 15 months. This role will involve overseeing a diverse portfolio of residential properties in the East Midlands. Key Responsibilities • Carrying out property inspections. • Proactively planning and managing repairs and annual maintenance work. • Preparing specifications, obtaining quotations and instructing contractors to undertake minor works and liaising with colleagues and external consultants team for larger scale works. • Monitoring quality of contractor works. • Checking, coding/allocating and arranging for approval of invoices, and ensuring timely payment. • Monitoring property compliances and arranging compliance work. • Updating and recording of tenancy information on the Savills database. • Providing client reports, and reporting into the Savills team for client updates. • Checking properties prior to new lettings to ensure compliance • Marketing properties to let, including dealing with the marketing, viewings and lettings of properties. • Ensuring new lettings are legally compliant, including dealing with tenant referencing, Right to Rent checks, tenancy deposits, and How to Rent documentation. • Carrying out new tenancy check ins, and arranging inventories. • Carrying out end of tenancy checks, and dealing with deposit returns. • Serving notices and attending court proceedings where required. • Negotiating and documenting rent reviews. • Assisting with the management of estate budgets and cashflows. • Liaising with Client Accounting to ensure rents are correctly demanded and collected, payments are made correctly and in a timely fashion. • Monitoring rent arrears and initiating first stage discussions, ensuring the timely payment of rents and collection of arrears in collaboration with the Credit Control team. • Respond to emails and phone calls promptly, ensuring communication is clear and professional at all times. Team Overview A friendly team made up of one Director, two Associate Directors, three graduate surveyors, a Property Manager and an Administrator. The team sits within the larger Lincoln rural team of 25.
