Job Title: Assistant Property Manager
Hours: Monday – Friday 8a-5p, may change depending on property needs.
Pay Range: $65-$75k/year
Job Description:
The Assistant Property Manager is responsible for supporting the Property Manager's efforts in the day-to-day implementation of policies and procedures that will assure well-managed, well-maintained properties, placing maximum emphasis on positive responses to the concerns of tenants, as well as environmental and fire life safety issues in concurrence with the owner’s goals and objectives.
General Job Duties:
1. Develop and maintain positive relationships with tenants, vendors, and contractors.
2. Manage accounts payable/receivables for each property, including coding of invoices and entry into the accounting system.
3. Receive tenant calls and enter service requests into the work order system; dispatch building engineers.
4. Prepare commencement notices and rent commencement letters.
5. Assist Property Manager with the bid process of contracted services.
6. Responsible for rent collections.
7. Conduct property inspections and ensure that all physical aspects of the property are fully functional and maintained.
8. Prepare annual CAM billings.
9. Manage all lease administration and rent roll accuracy.
10. Review monthly variance reports, tenant ledgers, and aged-receivable detail.
Other Requirements:
1. Previous Commercial Property Management experience.
2. Working knowledge of Commercial Office building leases.
3. Strong working knowledge of Microsoft Office/Suite.
4. Excellent communication skills (verbal and written).
5. Excellent organizational and time management skills.
6. Strong attention to detail.
7. Experience with accounting software such as Yardi, MRI, or AppFolio.
