Service Manager (Estates Services) Peterborough, Shrewsbury Avenue £43,905 - £46,216 per annum Full Time - 37 Hours per week - Permanent - Peterborough We are seeking an experienced and dynamic leader to manage and deliver Estates Services for Cross Keys Homes (CKH). The ideal candidate will lead the Estates Teams in line with CKH policies, fostering a positive and inclusive culture while ensuring exceptional service delivery. The ideal candidate will ensure the effective delivery and reporting of estates services and operations. They will maintain high standards, provide value for money, and oversee the Grounds Maintenance Service contract with a £1m annual spend. The role requires overseeing estate conditions, ensuring they remain neat, tidy, and welcoming. The candidate must have excellent customer service skills, strong people management capabilities, and be highly organised to meet ambitious objectives. Leadership, motivation, guidance, and collaboration with other teams, such as Neighbourhood Management and Retirement Housing, will be essential to drive a culture of teamwork and achieve high standards. Key Responsibilities: Lead and manage the Estates Teams to achieve high performance and service standards. Oversee and manage the Grounds Maintenance contract, ensuring well-maintained and attractive estates. Manage all estate services contracts, including compliance reporting on waste management, materials, and landlord obligations. Use asset management databases (Keystone and MCM) to report on performance, valuations, and payments. Manage the garden maintenance team and respond to residents' garden care needs. Oversee the damp and mould cleaning service, ensuring prioritisation and responsiveness. Ensure the maintenance of communal areas, including high-risk buildings, health & safety, budgets, and contracts. Monitor and manage fire door compliance and other safety regulations in communal blocks. Provide leadership to ensure all works are completed on time and to high standards. Prepare monthly performance management reports and ensure compliance with health and safety obligations. Manage financial controls and address any variances or issues. Track resident satisfaction and handle enquiries or complaints. Contribute to the development of CKH’s business plan, introducing innovative and commercial solutions. Represent the department at internal and external stakeholder meetings. Manage cleaning, recycling, pest control, and other related service contracts. Ensure contractors meet performance standards and legal/environmental obligations. Deliver the CKH Gardening Service to residents, maintaining high-quality service. What We're Looking For: Proven experience in full line management, including performance management and resource efficiency. Strong knowledge of health and safety regulations (Health and Safety at Work Act, 1974) and experience in risk assessments. Experience in contract management and basic building maintenance. Proficient in using computers, including email, spreadsheets, and word processing. Budget management experience and financial oversight. Ability to manage and motivate teams to meet performance targets and deadlines. Excellent written and verbal communication skills. Capable of implementing new ICT systems and developing reporting tools. Experience in producing performance reports for senior managers. Strong understanding of contracts, legal requirements (e.g., Health and Safety, waste management), and financial information. GCSEs in Maths and English (or equivalent). IOSH, COSHH, or equivalent health and safety training. Full, clean UK driving licence and access to a suitably insured vehicle for work use. Willingness to undertake a DBS check.
