About the Company:
Our client is an ambitious property developer with two existing sites and plans to acquire and develop further locations to create high-end residential properties. Our client have exciting plans and are looking to hire their management team that can help develop and grow with the business as they look to achieve their targets in the coming years.
About The Opportunity:
As a Commercial Manager, you will be responsible for overseeing all commercial and financial aspects of our residential development projects. You will ensure cost efficiency, contract management, and risk mitigation while maintaining strong relationships with key stakeholders, including suppliers, contractors, and consultants. Your role will be crucial in ensuring our projects are delivered on time, within budget, and to the highest standards.
Key Responsibilities:
Cost Management: Prepare and manage budgets, forecasts, and cost plans for residential development projects. Ensure projects remain financially viable and within budget.
Contract Management: Oversee and negotiate contracts with suppliers, contractors, and consultants, ensuring compliance with legal and company standards.
Procurement: Manage the procurement process, securing competitive and high-quality materials and services.
Risk Management: Identify, analyse, and mitigate financial, contractual, and operational risks associated with development projects.
Stakeholder Management: Build and maintain strong relationships with clients, contractors, suppliers, and internal teams to ensure seamless project delivery.
Financial Reporting: Produce accurate financial reports, valuations, and cost analyses for senior management.
Tendering & Negotiations: Lead the tendering process, evaluate bids, and negotiate contract terms to secure the best value for the company.
Compliance & Regulations: Ensure all projects adhere to relevant industry standards, building regulations, and company policies.
Value Engineering: Identify cost-saving opportunities while maintaining quality and design integrity.Your Experience and Skills:
Proven experience in a Commercial Manager or Senior Quantity Surveyor role within the residential property development or construction industry.
Strong knowledge of cost management, procurement, and contract negotiation in residential development.
Experience working on high-end residential projects is highly desirable.
Proficiency in financial reporting, forecasting, and risk management.
Strong understanding of JCT contracts, procurement strategies, and industry regulations.
Excellent stakeholder management and negotiation skills.
Strong analytical skills with attention to detail and commercial acumen.
