Lettings/Sales Manager
Location: Market Bosworth
Salary: £30,000 plus bonus OTE £40,000
Hours of work: Full-time 9:00am - 5:30pm Monday to Friday, with a one-hour lunch break, cover where required on a Saturday morning, time off in lieu. Due to the nature and management responsibilities of the role, the job holder is expected to work flexibly to ensure the needs of the business are met.

Exciting chance for a dynamic Lettings Manager ready to propel their career in Residential Lettings! Lead our client's high-performing team of 3, managing 400+ properties.
The Role - Lettings Manager Duties:
1. Lead your team to excel in the day-to-day operations of our branch, driving new business initiatives and establishing yourself as the go-to local lettings specialist in the area.
2. Collaborate with and support the lettings team to achieve move-in targets.
3. Ensure legal documentation compliance for all tenancies, contributing to brand building in the local marketplace.
4. Support the Head of Lettings in implementing changes and facilitating business growth within the branch.
5. Attend managers' meetings, providing comprehensive updates on branch performance, figures, and future plans.
6. Report weekly activity figures to senior management.
7. Build and nurture relationships, offering specialized advice to potential landlords and investors.
8. Conduct market appraisals, identifying client needs and aligning them with suitable service levels.
9. Negotiate contracts and fees, ensuring all necessary documentation is obtained before property marketing.
10. Manage incoming calls, emails, and face-to-face interactions with a focus on maintaining high levels of customer service.
11. Negotiate tenancy terms with landlords and tenants.
12. Process tenant references and conduct right-to-rent checks.
13. Prepare tenancy agreements and ensure all safety certificates are in place before move-in.
14. Collaborate with and support the Property Management teams.
Skills & Experience:
1. Previous experience in a similar role preferred, or the readiness to step into a managerial position.
2. Proven track record in conducting market appraisals and successfully securing new business.
3. Ability to lead and manage a team effectively, both collaboratively and independently.
4. Up-to-date understanding of current lettings legislation and comprehensive knowledge of landlord/tenant laws.
5. Confident communication with investors, providing expert support throughout their property journey.
6. Strong written and verbal communication skills.
7. Professional and articulate demeanour, well-suited for a client-facing role.
8. Excellent organizational skills to manage day-to-day operations efficiently.
9. Experience in a fast-paced, busy environment.
10. Working knowledge of Microsoft packages and proficient keyboard skills.
11. ARLA qualification or a willingness to work towards obtaining one.
12. Positive and adaptive attitude to foster a collaborative and achievement-oriented team environment.
13. Proactive approach with a clear desire to deliver results.
14. Must possess a full driving license and own vehicle for flexibility and mobility.
