Our client is a very successful and well respected company based in London, with a strong presence across the UK. They specialize in high-end office fit-outs, refurbishment, and workplace consultancy.
Role Overview:
As a Commercial Manager, you will be responsible for overseeing all financial aspects of projects from inception to completion. This includes managing contracts, cost reporting, procurement, and ensuring that projects are delivered on time and within budget. You will work closely with project teams, clients, and suppliers to ensure commercial success, while upholding high standards of quality and compliance.
This is a critical role in ensuring the profitability and commercial viability of projects, requiring a strong understanding of cost management, contract law, and procurement processes.
Key Responsibilities:
* Contract Management: Review, negotiate, and manage contracts with clients, contractors, and suppliers to ensure terms are favorable and risks are mitigated.
* Cost Reporting: Provide accurate and timely cost reports, forecasts, and cash flow projections to support financial decision-making and project management.
* Budget Control: Oversee the preparation and monitoring of project budgets, ensuring costs are controlled and projects remain profitable.
* Procurement: Lead the procurement process for materials and subcontractor services, ensuring best value while maintaining project schedules.
* Risk Management: Identify, assess, and manage commercial risks on projects, ensuring all potential risks are addressed and mitigated.
* Valuations & Variations: Manage the valuation process, ensuring that work completed is accurately measured and valued. Handle any variations to the contract, negotiating favorable terms for the company.
* Client Relationships: Build and maintain strong relationships with clients, acting as the main point of contact for all commercial matters. Ensure clear communication and prompt resolution of any issues.
* Team Collaboration: Work closely with project managers, quantity surveyors, and design teams to ensure alignment on project goals and financial objectives.
* Compliance & Standards: Ensure all commercial activities comply with legal, contractual, and company standards, including health and safety regulations.
* Proven experience in a similar Commercial Manager role within the construction or fit-out industry.
* Strong knowledge of contract law, cost management, and procurement processes.
* Excellent negotiation and communication skills, with the ability to build relationships with clients and suppliers.
* High proficiency in cost reporting, forecasting, and financial analysis.
* Ability to manage multiple projects simultaneously, ensuring financial control and risk management.
* Strong organizational skills and attention to detail.
* Relevant qualifications in quantity surveying, construction management, or a related field.
* Proficiency in relevant software (e.g., Microsoft Excel, cost management software).
