Trainee Block Manager – Dorking Location: Dorking, Surrey Salary: Circa £26,000 ⏳ Hours: Full-time, 37.5 hours per week (Monday – Friday, 9:00 AM – 5:30 PM) About the Role: An exciting opportunity has arisen for a Trainee Block Manager to join a highly regarded Block & Estate Management team in Dorking, Surrey. This role is perfect for someone with a background in Lettings or Property Management who is looking to transition into Block Management —full training will be provided You will be responsible for managing a residential portfolio of blocks and housing estates, initially covering 200 units, with the scope to grow as you gain experience. Working alongside a supportive team, including a Team Leader, Block Management Coordinator, and Accounts Team, you will ensure all Block & Estate Management responsibilities are handled efficiently and in line with leases, legislation, and industry regulations. Key Responsibilities: Portfolio Management – Oversee the day-to-day and long-term management of a designated portfolio. Client & Stakeholder Liaison – Act as the main point of contact for leaseholders, landlords, contractors, and insurers. Meetings & Compliance – Attend and chair AGMs, EGMs, and Directors’ meetings, ensuring compliance with RICS, Health & Safety, and leasehold legislation. Repairs & Maintenance – Instruct and manage contractors for routine repairs and oversee major works, including issuing Section 20 Notices. Financial Management – Assist with the preparation of annual service charge budgets, liaise with the accounts team regarding payments and arrears, and ensure insurance cover is in place. Site Inspections – Conduct annual or ad hoc inspections to maintain high standards across the portfolio.
