We are currently looking for a Voids Supervisor to join our team in Bristol covering Bristol, Bath, Western Super Mare & Gloucester areas.
Overall Purpose of the role:
The overall purpose of the role is to ensure the efficient, effective and profitable delivery of all voids works in your allocated area, and to provide a void service that delivers maximum performance from the operational teams.
Key Accountabilities/Responsibilities:
1. Lead and manage site and organisational activities, working in a safe, profitable, planned manner to achieve the programme and deliver a quality product and service in accordance with company requirements and legislation.
2. Develop and maintain positive relationships, promoting and protecting the Cardo reputation while remaining customer-focused and in line with company policies and values.
3. Promote and follow good project governance through the policies and procedures laid out by Cardo.
4. Understand and work within team targets and the Cardo business plan.
5. Assist in managing, reviewing, and monitoring risk, program, plant, quality, and cost.
6. Control project execution plans and deliver structured updates to the client.
7. Act as ‘Neighbourhood Guardians’ for the area of work, providing recommendations based on observations.
8. Take ownership and be accountable for tasks allocated during the normal working day.
9. Address daily issues and challenges that arise within void works.
10. Provide support and advice on procedures and technical matters to multi-trade operatives and the scheduling team.
11. Plan, allocate, and evaluate daily workloads required for voids.
12. Manage deadline negotiations on tenancy starts.
13. Carry out pre-inspections of void properties and specify works to ensure the property meets the company’s re-let standard.
14. Complete transfer inspections.
15. Organise the use of approved subcontractors only.
16. Complete works in progress inspections.
17. Complete post inspections of the works completed and arrange the handover with the relevant client representative.
18. Update the void management system to ensure accurate data sources for performance reporting.
19. Conduct safety audits and ensure all relevant PPE is worn at all times.
20. Ensure compliance with H&S and company charter.
21. Conduct and represent Cardo on site surveys.
22. Ensure prompt resolution of queries and complaints.
23. Promote and develop best practices, partnering, and quality awareness.
24. Follow Cardo's core policies and procedures.
25. Plan, allocate, and evaluate team and individual workloads.
26. Be a point of contact for operatives, clients, and customers.
27. Ensure compliance with all company policies and standard operating procedures.
28. Establish and ensure compliance with all relevant standards, including statutory and contractual compliance.
29. Provide timely and accurate reporting to senior management on site activities, including any supply chain activities.
30. Manage project risk effectively.
31. Manage and clear any defects.
32. Prepare sites prior to the commencement of construction work (set out the site and organize facilities).
33. Plan projects to meet agreed specifications, budgets, and/or timescales, overseeing building work.
34. Liaise with clients and report progress.
35. Conduct safety inspections and ensure construction and site safety.
36. Maintain quality control procedures and contractually agreed program of works.
37. Control and report on variations to contract and task instructions.
38. Control plant hire and returns.
This role would suit someone with a voids background, particularly in a social housing environment.
