Role Overview
This is a brilliant opportunity for an experienced Residential Sales Manager to head up an established team of estate agents.
The successful candidate will have a strong track record of success in a similar role, coupled with expert knowledge of the market. You'll need to lead from the front and have the hunger to drive the business forward in terms of market share and results.
Key Responsibilities of the Role
People Leadership:
1. To set clear objectives in line with company/divisional/team strategy and to measure performance against these.
2. To conduct regular 121s, hold team meetings, and complete thorough probationary, interim, and annual appraisals as per company guidelines.
3. To support team members in career development via training, coaching, mentoring, and the promotion and succession/talent processes.
4. To adhere to all company processes with regard to people management and to role model professional behaviours at all times.
5. To ensure recruitment is completed professionally and in line with team/divisional/company goals, thinking strategically about future needs and in line with our diversity goals.
Key Responsibilities:
1. Business development: working with the wider team and our Client Services department to ensure service effectiveness and realization of business opportunities. Responsible for driving new business, increasing market share and fees generated.
2. Seek to build the ‘best in class’ sales business by using and developing contacts and creating new opportunities through direct mail and other campaigns.
3. Successfully pitch for and win business.
4. Personally drive the sales process, seeing sales through from the pitch to completion.
5. Generate and carry out viewings with prospective purchasers.
6. Liaise with the existing sales team to ensure smooth sales of all properties by accurately managing the Reapit and other IT systems.
7. Work closely with Regional Director and be a strong team player.
8. Keep up to date with trends in the local residential property market.
9. Provide best advice to clients, valuing properties and negotiating prices appropriately.
10. Oversee marketing of properties including brochure production, signage, and PR.
11. Refer and work with other departments, cross selling where possible.
12. Provide clients with ongoing advice and production of reports where necessary.
13. Adhere to the companies’ ISO, Money Laundering, and Health & Safety standards.
