Lettings Senior Property Manager - Edgbaston - up to £40k
My client is a leading, multi-branch Lettings and Estate Agent who have been established for many years in the area. A rare opportunity has arisen to join their team as a Senior Property Manager where you will be overseeing the Property Management team and properties managed by the company.
As Senior Lettings Property Manager, you will have responsibility for managing a portfolio of managed properties, and your duties will include pro-active and reactive maintenance, property inspections, organisation of safety certificates, relationship building with tenants and landlords, and much more. The role will involve out-of-office appointments inspecting the condition of managed properties, checking in new tenants, and checking out old tenants, so the successful applicant must be able to work independently as well as part of a team.
Main Duties to include:
* Management of reactive and planned maintenance
* Contractor management
* Management of tenant and landlord queries
* Processing of outsourced inventory reports
* Processing of outsourced check-out reports
* Deposit registration
* Management of deposit repayments
* Management of deposit disputes
* Management of utility notifications
* Ensuring conditions of let are met
* Project management of refurbishments
* Management of furniture package orders and installation
* Problem solving
* Complex issue resolution
* Management of safety certificates and compliance
* Carry out periodic inspections and reporting
* Dealing with branch walk-ins and enquiries
* Assistance to the lettings department and sales department where required
Essential Skills required for the Lettings Property Manager role:
* Minimum of 5 years’ experience working in Property Management
* Proficient on property technology and property management applications
* Good general knowledge of Birmingham City Centre and Edgbaston areas
* Willingness to work as a team and assist other team members
* Ability to work on your own effectively
* Smart, proactive, enthusiastic, and confident when in an office and public environment
* Able to work efficiently in a busy office environment
* Competent with MS Office, Outlook, and property management software
* Excellent telephone manner
* Competent representing the company with clients
* Excellent written and verbal communication skills
* Ability to multi-task, organize, and prioritize work
* Education at degree level is preferable but not essential
* ARLA trained/qualified is preferable but not essential
* Must have a car and clean driver’s license
Working Hours:
Monday to Friday 9am - 5.30pm
Alternate Saturdays 9am - 1pm
