Job Purpose:
This is a key position, carrying out planned and reactive non-technical maintenance across a number of site locations within a specified region. The purpose of this role is to carry out non-technical repairs and minor PPM’s in planned and reactive maintenance at various sites. All work will be completed to the highest standards in an efficient and cost-effective manner, whilst complying with all Health and Safety legislation.
Key Accountabilities:
1. Develop a good working relationship with City and ASDA colleagues.
2. Read and comply with updated company briefing documents as required.
3. Ensure all necessary documentation is completed accurately and to the specified procedures.
4. Advise the GSM of any repair and maintenance issues that are likely to affect the smooth running of the store.
5. Complete all necessary PPM’s and ensure all PPM remedial tasks are accurately logged and actioned, ensuring legal compliance.
6. Respond promptly and positively to service call requests from the Helpdesk and assess the requirements of the job and carry out repairs as necessary.
7. Prioritise and complete minor maintenance and repair work to agreed timescales.
8. Ensure all tools and equipment necessary to complete minor maintenance and repairs are available and serviceable at all times.
9. Order spare parts as required to carry out planned and reactive repairs and liaise with the GSM in order to complete repairs whilst minimising disruption in store.
10. Complete general repairs and maintenance to ASDA stores as designated by the management team.
11. Assist Multi-Skilled Technicians (MSTs) when requested to do so by your line manager.
12. Complete all mandatory training programmes and eLearning modules as required for your role.
13. Comply with the company Health and Safety Policy and Procedures at all times.
14. Work with company and client colleagues to ensure laid-down standards of quality are maintained.
15. Complete all tasks in line with agreed processes and training.
16. Carry out all tasks in accordance with specific SLA’s.
17. Ensure that all costs are approved.
18. Maintain accurate Time Sheets as required by City process.
19. Monitor and update the Mercury system including live job updates.
20. Identify non-repairable issues and advise your line manager of findings, with recommendations for suitable alternatives in a timely manner.
21. Liaise with project teams on store alterations, modernisations, and other relevant works.
22. Carry out specific surveys and complete reports as required by the needs of the business.
23. Carry out cleaning and/or replacement of air filters on HVAC equipment.
24. Carry out HVAC belt replacement or re-tensioning in accordance with procedures.
25. Lubricate HVAC motor and fan bearings utilising correct lubricant as required by manufacturer’s requirements.
26. Carry out cleaning and disinfection of all heating and cooling coils, evaporators, and condensers.
27. Maintain and clean all surface and foul water drainage systems.
28. Complete sink, urinal, toilet, and drains maintenance, including tap leaks and washers.
29. Ensure car park safety and maintenance.
30. Comply with any other reasonable request or instruction from your Line Manager.

Knowledge, Skills and Abilities:
1. General Education: GCSE standard.
2. Professional/Academic/Vocational Qualifications: Building Trade Qualification (NVQ/City & Guilds - Time-served apprenticeship with appropriate City and Guilds qualification).
3. Specific Knowledge:
4. Previous experience in General Building repairs.
5. Ability to maintain/repair a range of building fabrics, equipment, and ground works.
6. PC/iPad Literate - Apple and Android.
7. Ability to work with minimum supervision.
8. Ability to complete a wide range of general plumbing and sanitaryware maintenance and repairs.
9. Course in water byelaws.
