Tasks
Therole of MaintenanceAssistant:
* Working aspart of the wider Facilities Management team to ensure theprovision of safe accommodation for the occupiers in accordancewith the Clients requirements as set out in the Service LevelAgreement (SLA)
* Ensuring the PlannedPreventative Maintenance (PPM) programme and the Life CycleReplacement schedule are completed on time and in line withperformance requirements
* Participation in a24hours / 365 day a year Standby and Callout Rota. Responding tocalls and carry out necessary repairs/rectification in accordancewith the defined reactive response requirements. This is animportant aspect of the job and it is vital that you are willing toassist out of hours where necessary
* Carryingout a wide array of FM tasks including: all statutory and PPM worksas necessary
* Carry out legionella tasks andflushing as requested
* Carry out minormaintenance tasks including but not limited to painting decoratingblockages toilet seats lamp changes deliveries furniture breakagesand room lockouts fire alarm testing Fire warden andporterage
* Completing all works safely& in accordance with all relevantregulations
* Working with a proactive approachto preventative maintenance/inspections so breakdowns and failuresare minimised
* Provide timely &efficient resolution to reactivetasks
* Completing additional remedial works whenrequired
* Ensuring the upkeep of relevantcertification & documentation as required by thecontract
* Assist in audits stock takes orderingand contractor management
* Assisting the widerteam by working closely with other team members to maximiseproductivity and ensure that team and company goals aremet
* Remaining vigilant and where issues occurbeyond the key responsibilities of the role ensuring they arereported to the appropriate individual promptly andprofessionally
* Ensuring all work undertaken iscarried out strictly in accordance with supervisoryinstruction
* Maintaining a clear knowledge andunderstanding of team objectives and priorities and how theindividual role will contribute to theachievements
Requirements
Therequirements of the MaintenanceAssistant:
* At least 2years experience of carrying out Planned Preventative Maintenanceor Reactive Repairs a commercial environment and ideally in aFacilities Management environment
* Ideallyqualified to Ordinary National Certificate or equivalent inElectrical / Mechanicalengineering
* Demonstrable skills in carrying outmaintenance decorating joinery andplastering
* Good working knowledge of electricsjoinery and building fabric repairs
* Experienceof Manual Handling
* Minimum of 4 GCSEs (grade 94/ AC) including Maths & English orequivalent
* Criminal Records Bureau (DBS)clearance to work (to be obtained once appointment ismade)
