Our multi award winning Residential Team provides an unrivalled service for the sale and letting of a wide range of properties across Cambridgeshire and surrounding areas.
Due to departmental growth, our prestigious lettings team are looking for an experienced Associate Lettings Negotiator to join them. Our close knit team is made up of a number of negotiators, property managers and lettings administrators. The successful applicant will take on a senior position within the division and will support the head of lettings with the day to day running of the wider team. We’re looking for someone with extensive lettings experience from a local competitor to strengthen and grow our current lettings offering.

What you'll do:
1. Carry out valuations and provide guidance to potential clients regarding the lettings process, including advice on the rental value of their property
2. Ensure effective marketing and promotion of new properties to let via property portals and social media platforms
3. Represent the landlord in negotiations with prospective tenants
4. Ensure properties meet the necessary legal and health and safety requirements
5. Qualifying prospective applicants
6. Carrying out occasional viewings when required
7. Manage application process
8. Oversee the reference and credit checks for prospective tenants
9. Build relationships with new and existing clients to help develop further lettings or cross selling opportunities
10. Attend various business networking events
11. Implement new legislation processes within department
12. Liaise with the Accounts Team regarding collection of rental payments
13. Keep up to date with the trends in the local residential property market
14. Keep up to date with any relevant landlord/tenant/property legislation relevant to residential lettings
15. Work closely with the Head of Lettings and assist with the day to day running of the lettings department
16. Take responsibility for the team during Head of Residential Lettings absence
17. Undertake other ad-hoc duties as required in relation to the above
About you:
1. Previous experience as a Lettings Negotiator
2. Excellent knowledge and understanding of landlord and tenant legislation
3. Excellent knowledge of the local market
4. Proven experience of influencing and business winning
5. Well-rounded approach with excellent people and client facing skills
6. Ability to work at a fast pace with a demanding workload
7. Valid UK driving licence
8. Previous team management experience desirable but not essential
9. Member of ARLA / NAEA desirable
