Role: Caretaker/Maintenance
Location: Milton Keynes
Hours: Monday to Friday - 8am to 5pm
Salary: £29,000
Overview:
This is a hands-on role responsible for the day-to-day running, cleaning, and maintenance of a site containing two residential buildings set in their own grounds.
Responsibilities:
1. Conduct daily visual inspections of the building fabric to identify issues for resolution.
2. Sweep the car park area and perform litter picks of the grounds daily/as required.
3. Perform minimal general grounds maintenance tasks.
4. Inspect interior common parts to identify issues related to cleaning or decoration.
5. Manage statutory tests such as fire alarm systems, emergency lighting, and fire doors.
6. Manage bin stores, including movement of bins for collection.
7. Prepare flats for move-ins.
8. Handle tenant queries daily.
9. Communicate daily with the managing agent.
Maintenance Responsibilities:
1. Address general maintenance and decorative issues within communal areas and flats.
2. Perform minor repairs to appliances and plumbing.
3. Carry out redecoration as required/requested.
4. Complete end-of-warranty snagging.
Cleaning Responsibilities:
1. Maintain cleanliness of communal areas, including vacuuming hallways and stairs.
2. Sweep and mop lobby areas daily, removing litter.
3. Deep clean lifts and polish mirrors/doors.
4. Clean main front door glass and stair nosing/treads.
5. Wipe down flat and communal doors, push plates, kick plates, and polish glass.
6. Dust internal communal window frames, sills, and stair rail bases.
7. Dust hallway and stair skirting boards.
8. Wash internal communal windows and remove cobwebs.
9. Inspect, tidy, and clean the bin store daily, removing floor items and reporting bulk items left.
10. Empty cigarette boxes.
