My international client is looking for a proactive, customer-oriented property professional to join their Birmingham-based Estate Management team. The position is within the Industrial & Logistics Vertical of Occupier Accounts, a key service line in Advisory & Transactions. The ideal candidate will be focused on delivering high-quality estate management services. Key attributes include strong teamwork, a deep understanding of client requirements, and a commitment to providing responsive and top-notch service. Excellent communication skills are essential for effectively interacting with both clients and colleagues at all levels.
You will work closely with professionals in data, finance, transaction management, and other areas of estate management. Daily tasks will include managing landlord consents, overseeing all aspects of estate management—such as landlord/tenant interactions, client reporting, database management—and addressing financial matters.
The portfolio consists of over 2,000 properties across the UK, including freehold, leasehold, and sublease interests. You will be part of a team of 10, with 5 members based in Birmingham, reporting to a Senior Estate Manager.
Responsibilities
* Authorise head lease and sublease rents, service charges, and other expenses.
* Collaborate with the Credit Control Team to manage tenant debt.
* Handle landlord consents for alterations (primarily as tenant), assignments, changes of use, and wayleaves.
* Work with Transaction Management colleagues on managed exits, including addressing CPSEs.
* Ensure the Property Database is up-to-date and accurate, including instructing the Data Management Team on any required updates.
* Collaborate closely with the Data Management Team on data-related projects.
* Prepare and distribute Estate Completion Notes upon transaction completion.
* Maintain communication with client teams, solicitors, tenants, landlords, and third parties.
* Build and sustain relationships with internal and external clients.
* Oversee the day-to-day management of third-party contractors.
* Address issues such as squatters, abandoned vehicles, and assets of community value.
* Assist with general queries, including document requests.
* Perform indexation reviews.
* Handle low value rent reviews and lease renewals.
* Update Project and Work-in-Progress trackers.
* Conduct property inspections, manage the inspection schedule, and follow up on actions.
* Address repair requests and conduct title checks for clients, tenants, and third parties.
* Manage various projects, such as establishing utility liabilities on sublet properties and recharging where necessary.
* Assist with other estate management matters as needed.
* Identify and implement opportunities to enhance efficiency and team performance.
* Ensure service delivery adheres to agreed procedures, SLAs, and KPIs.
