Role Overview
We are seeking an experienced and motivated professional to manage the day-to-day operations of our retail estate portfolio across the South East/West and London region. As a key member of our team, you will be responsible for ensuring minimal operating costs while aligning with the retail business needs to support group-wide profitability.
This role requires an engaged and organised approach to managing trading, non-trading, and sublet properties. You will work closely with cross-functional teams and report to the Head of Estates and the Commercial Retail Team to deliver effective service to key stakeholders.
Main Responsibilities
* Negotiate all rent reviews within the allocated region, including submitting written representations to Arbitrator/Expert.
* Negotiate lease renewals, agreeing basic required lease terms and submission of expert witness reports when required.
* Arrange disposals of surplus vacant and part vacant units, negotiating subtenant lease renewals and rent reviews.
* Collaborate with the development team to secure at-risk licenses and grow the estate through acquiring new property.
* Negotiate dilapidation/repair schedules and manage outsourced external advisors when appropriate.
* Negotiate surrenders, lease extensions, and Deeds of Variation, reviewing and challenging service charge and insurance costs where higher than forecast.
* Negotiate and agree licences, including licence for alterations and satellite dishes.
* Ensure compliance of lease covenants, including landlord and tenant issues and resolving property-related disputes.
