Role: Property Maintenance Team Leader
Salary: £35,000-£45,000 OTE
Hours: 9:30-5pm Monday-Thursday & 9:30-4:30pm on a Friday
Location: Salford, Greater Manchester
As the Team Leader for the Property Maintenance department, you will manage operations and lead your team to success.
You will be responsible for the management of the Property Maintenance team who cover all aspects of maintenance, property inspections, deposit disputes and returns, and processing supplier invoices. The role will be process driven and target focused.
You will play an integral part in the successful turnaround of the student developments between the move-out and move-in dates of new tenants.
This role requires someone passionate about people management and developing team members to the best of their ability.
Your exceptional management skills and strong communication both internally and externally will contribute to the overall success of your team’s performance.
They are looking for someone who is a strong leader/section manager, with essential experience in maintenance management and the general property industry, along with strong experience in managing a team.

Responsibilities:
* Working inline with compliance legislation
* All inventory completed in line with SLAs
* Responsible for post-tenancy sign offs
* Responsible for deposits and reposit internal and external communications in line with SLAs
* Management of deposit and reposit disputes or appropriate funds returned in line with SLAs
* Ensuring all check-outs and turnarounds are completed in line with SLAs
* Appropriate co-ordination and communication of all works and parts
* Ensuring up to meter reads on internal system(s)
* Management of all maintenance issues logged on internal system(s) in line with SLAs and ensuring appropriate communication with tenants
* Responsible for appropriate scheduling and management of mid-term inspections
* Management of invoices processing and all internal charges raised correctly
* Ensure maintenance have appropriate stock and stored correctly
* Effectively overseeing maintenance and cleaning schedules
* Appropriate communication with Lettings, SAMs, E&V teams on all aspects of Property Management
* Liaise with contractors
* Ensuring quality of works completed (Incl. sign off of high value works)
* Ensuring all team members provide impeccable customer service levels and contribute towards positive brand reputation
* Team management – 121, team meetings, performance reviews, training, KPIs
* Supporting with any admin, ad-hoc tasks and reporting
* Ensuring internal systems are kept up to date with all contact details and relevant notes
* Successful completion of summer turnaround
* Submitting weekly performance stats to senior leadership team
