Job Purpose:
CBRE Global Workplace Solutions is a leading global provider of integrated facilities and corporate real estate management. We are recruiting an Electrical Maintenance Technician to join the team located at our client site in Cramlington. The successful candidate provides a support service to the site as part of the maintenance team specializing in electrical maintenance and repair work, as well as ensuring preventative maintenance tasks and inspections are carried out in compliance with the latest regulations and laws, relevant site SOP's, and GxP requirements where necessary.
Key Tasks:
The post holder will follow safe systems of work, taking reasonable care of their own health and safety, and that of others. Eliminating or reducing risks where practicable by complying with site safety rules and instructions and reporting hazards to management for prompt action.
1. Safely maintain and repair electrical systems and associated assets. Act proactively to identify reactive and remedial maintenance work and ensure all tasks are logged with the CMMS (computerized maintenance management system) ensuring documentation of maintenance activities is to GxP standards where necessary.
2. Training, as needed, will be given to the right candidate if not already in place to cover, for example, working at height, confined space entry, etc.
3. Be proactive and take ownership of issues and understand buildings and systems. Ensure that asset registers are maintained and that statutory and non-statutory logs are kept up to date.
4. Ensure compliance with PPM and Reactive Tasks / S.L.A's, ensure effective use and maintenance of O&M's and quality procedures.
5. Act professionally at all times with the client, develop and communicate best working practice, adopt a proactive approach to customer liaison and ensure any concerns are dealt with promptly or relayed to line management.
6. Carry out Electrical maintenance and repair works as requested and directed by the Electrical Team Leader/Maintenance Supervisor/Manager.
7. Carry out site safety / breakdown and workplace inspections and investigations as delegated by the Electrical Team Leader/Maintenance Supervisor/Manager.
8. To be familiar with the site systems including Electrical infrastructure, Lighting, Fire Alarms, Motor controls, telephone and IT data systems, pumps, BMS, Compressed Air, Chilled water, Steam boilers, their operation and any planned or corrective maintenance that needs to be carried out. This list is not exhaustive.
9. Maintain plant and services to ensure their optimum operational performance to a safe, efficient, and economic standard.
10. Ensure all sub-contractor personnel are fully inducted in site system. Supervise subcontracted works ensuring all works are carried out to legislative, CBRE 3rd Party procedures and local Client quality requirements and recognized standards.
11. To ensure appropriate permits (and associated paperwork) are completed for all required tasks undertaken by self, team, and 3rd party contractors.
12. To assist in the control and purchasing of Electrical maintenance parts and equipment items as needed.
13. To be responsive to reasonable requests to work extended weekday and weekend hours when and where required by the Electrical Team Leader/Maintenance Supervisor/Manager or Site Management.
Person Specification:
Must be a good communicator, have experience of managing sub-contractors, and have the ability to make decisions and control a number of concurrent delegated tasks. Must be flexible and assist the Site Management in any maintenance role as required by the operational needs of the business.
1. Electrical apprenticeship - City & Guilds / NVQ.
2. Inspection and testing.
3. 18th edition.
4. Have working knowledge and demonstrable skills and experience of electrical systems in a commercial or industrial environment.
5. Have working knowledge and demonstrable skills and experience of permit to work, RAMS.
