Job Title: Maintenance Technician (including HVAC Refcom 4)
Location: Hemel Hempstead HP2
Overview:
This is a truly multi-skilled role that involves performing a variety of tasks related to facilities management. A technical background in mechanical, electrical, or HVAC systems is beneficial but not essential, as training will be provided.
As a Maintenance Technician, you will be based on our site in Hemel Hempstead and report directly to the Head of Hard Services. You will be responsible for performing both planned preventative maintenance (PPM) and reactive repairs. This role also involves performing tasks such as fire alarm and emergency lighting testing, water temperature checks, ladder inspections, lighting repairs, and cleaning filters. Additionally, you will conduct Portable Appliance Testing (PAT) and other basic repairs. The role is full-time, requiring 40 hours of work per week.
Key Responsibilities:
* Perform major and minor air conditioning servicing for cassettes, wall mount units, and condensers twice yearly.
* Conduct PPM tasks, including testing emergency lights, checking water temperatures, flushing little-used outlets, PAT testing, and performing meter readings.
* Assist in obtaining quotations for remedial work and small projects.
* Supervise subcontractors and ensure the quality of in-house PPMs.
* Complete all tasks using a mobile work order tracking system (CAFM).
* Support the client team with requests related to soft services, security, and warehouse duties.
* Perform any other ad hoc tasks as required by the Key Account Manager, Facilities Coordinator, or client.
Qualifications & Experience:
* Experience in electrical, mechanical or HVAC systems is desirable.
* REFCOM 4 certification is highly desirable.
* Proficient in Microsoft Word, Excel, and other relevant software.
* Willingness to learn about key facility management systems, including:
* Fire alarms and sprinkler systems
* Air Handling Units (AHUs)
* Hot water heating systems
* Cooling towers
* Shutters and doors
* Lifts, cranes, pressure systems, and pumps
* Humidifiers and dehumidifiers
* Lightning protection systems
* Compressed air and expansion vessels
* Heat exchangers and leak detection systems
* Uninterrupted Power Supplies (UPS), bus bars, three-phase electrical systems, and gas plants.
